Here is the part we hate to have to spell out, however it is necessary: Cash & pre approved checks accepted ( these checks must be for purchases over $50), WE DO NOT MOVE FURNITURE, IF YOU SHOW UP TO PICK UP YOUR FURNITURE WITHOUT THE PROPER HELP YOU WILL NOT BE GIVEN A REFUND AND WE WILL NOT MOVE THE ITEMS FOR YOU. Please be polite and courteous to other shoppers as well as our staff. We reserve the right to refuse to sell. Items left behind are not saved until the next sale. If you leave an item behind please do not call and ask us to bring it to the next sale. If you DO NOT show up to pick up your items before the end of the sale we will NOT return to let you in and a refund will not be given. ALL sales are final, it is up to you to check your merchandise. We do not answer emails about prices, due to lack of time. If you don't like our prices please keep your opinions to yourself and exit quickly so that other customers who might be waiting to get in can shop.
We are NOT responsible for accidents inside or outside on this property. ANYONE caught stealing will be reported to the police.
Bring boxes with you if possible as we are limited on space to keep them to pack items in. No oversized bags or purses are allowed. We reserve the right to check bags at our check out counter.

This is the estate of Coach & Mrs. Flanagan. The backstory: The two college sweethearts married on September 5, 1953 and moved to Woodsboro, TX, where he coached all sports and she taught business classes, and where they welcomed their two children, Steven Ray and Jean Ann Flanagan. In 1972, they moved to Rockport, TX, where they have lived ever since and are still affectionately referred to as “Coach” and “Mrs. Flanagan” by students and players around town.
Saturday items will be reduced by 50%. (this does not include fine jewelry) This is a HUGE estate that is full of treasures. This couple spent years collecting and selling antiques and collectibles. They traveled all over the country completing their prized collections.
