Advance Sales and Pricing: We do not conduct pre-sales or disclose pricing information before the doors open on Friday morning.
Bags and Security: We reserve the right to inspect all bags upon exit. Please be aware that security cameras are in active use throughout the property to deter theft.
Children and Pets: You must closely supervise children at all times to prevent accidents near fragile items. Pets are not permitted inside the home, except trained service animals.
Condition of Sale: All items are sold in "as is" and "where is" condition. We make no guarantees or warranties regarding the functionality or condition of any item. All sales are final. We do not offer returns, refunds, or exchanges under any circumstances.
Damaged or Broken Items: If you or a child under your supervision break, drop, or damage an item, you are required to pay the full marked price of that item. Please handle all merchandise, especially delicate glassware and fine china, with extreme care.
Entry Procedures: We will grant entry on a first-come, first-served basis. We do not distribute numbers, and we do not honor unofficial placeholder lists created by attendees.
Equipment Testing: Buyers must independently test mechanical and electronic items before purchasing. Buyers must verify functionality themselves because we do not offer refunds if a motor or component fails after they leave the property.
Food, Beverages, and Smoking: We strictly prohibit food, drinks, smoking, and vaping inside the residence to protect the interior and the property inventory.
Liability and Safety: Please enter the premises at your own risk. The homeowner and the estate sale organizers are not responsible for any accidents, injuries, or property damage that may occur on the premises. Please watch your step and navigate the property carefully.
Off Limits Areas: Please respect closed doors and areas marked with caution tape. These locations are strictly off limits to the public.
Packing: We recommend bringing your own small boxes or packing materials for delicate items.
Parking and Loading: General parking is located in the adjacent church lot. You may not park in the driveway. Driveway access is reserved only for buyers actively loading large, purchased items. You must bring your own help, tools, and vehicles to move heavy items. Our staff cannot help you lift or transport furniture.
Payment Methods and Verification: We accept cash, Venmo, and Cash App. We do not accept personal checks. Buyers using Venmo or Cash App must allow staff to verify the completed transaction on a staff device before removing any items. We require a minimum purchase of $10 for digital payments, and buyers must cover any applicable transaction fees.
Pricing, Holds, and Removal Deadlines: Prices are firm on the first day of the sale, Friday, October 9. We will offer discounted pricing on Saturday, October 10. We do not allow attendees to hold items indefinitely. If you wish to purchase a large item, you must pay for it immediately. You must remove all items by the close of the sale on Saturday, October 10. Items paid for but not retrieved by the final hour of the sale will be considered abandoned, and no refunds will be given.
Restroom Facilities: Public restrooms are not available on the property. Please plan accordingly before you arrive.
Staff Assistance: If you have questions, want to purchase an item, or need driveway access for loading, please speak to one of the organizers. We are easy to spot in our green T-shirts.
