1. All Sales Are Final
All merchandise is sold AS IS, WHERE IS, with no warranties or guarantees, expressed or implied. Please inspect all items carefully before purchasing.
There are:
No refunds
No returns
No exchanges
No credits
No chargebacks based on condition, fit, authenticity, functionality, or buyer’s remorse
The buyer is responsible for determining an item’s condition, age, quality, authenticity, completeness, dimensions, and suitability before payment.
2. Testing and Inspection
Buyers are encouraged to inspect and, when permitted, test merchandise before purchasing. Electrical items, appliances, electronics, watches, clocks, tools, and mechanical items are not guaranteed to operate.
The estate and estate sale organizer are not responsible for defects discovered after purchase.
3. Pricing
Prices are determined by the estate sale organizer and may be changed at any time.
Unless specifically announced:
Prices are firm on the first day.
Reasonable offers may be considered later in the sale.
Discounts are not guaranteed.
Staff members are not required to negotiate.
Items may be withdrawn from the sale at any time.
Price tags may not be removed, altered, switched, or transferred. Items with missing or altered price tags must be reviewed and repriced by staff.
4. Payment
Accepted payment methods:

A valid photo ID may be required for card or electronic payments.
Returned payments, disputed payments, reversed transfers, or fraudulent transactions may be reported to the appropriate authorities. Any applicable fees or taxes will be added to the purchase price.
5. Holds and Sold Items
Items will not be considered sold until payment has been received in full.
Unless approved by the organizer:
No unpaid holds
No deposits
No partial payments
No layaways
Once an item is marked sold or paid for, the buyer is responsible for protecting and removing it.
6. Furniture and Large-Item Removal
Buyers are responsible for supplying their own:
Labor
Tools
Dollies
Carts
Packing materials
Vehicles
Transportation
Estate sale staff are not required to lift, move, load, disassemble, deliver, or transport merchandise.
Large items must be removed by Saturday, July 25th, 2026, unless other arrangements are approved in writing. Items not removed by the deadline may be considered abandoned without refund.
Buyers are responsible for any injury or property damage caused while moving or removing merchandise.
7. Property Damage
Anyone who damages the home, landscaping, furniture, fixtures, walls, floors, doors, stairways, or other property may be held responsible for repair or replacement costs.
Do not drag furniture or large items across floors. Staff approval is required before removing doors, railings, fixtures, mounted items, or built-in equipment.
8. Entry and Occupancy
Entry is allowed at the discretion of the estate sale organizer.
To protect visitors and the property:
The number of customers inside may be limited.
A line or sign-in system may be used.
Entry order may be managed by staff.
Certain rooms, closets, cabinets, drawers, outdoor areas, or stairways may be restricted.
Re-entry is not guaranteed during busy periods.
The organizer may refuse entry or service to anyone who is disruptive, threatening, intoxicated, abusive, dishonest, or unwilling to follow these terms.
9. Personal Belongings and Bags
The estate and organizer are not responsible for lost, stolen, misplaced, or damaged personal belongings.
Large bags, backpacks, purses, boxes, and containers may be restricted or inspected where legally permitted. Please keep purchased merchandise and receipts visible while shopping.
10. Children and Pets
Children must remain under the direct supervision of a responsible adult at all times. Parents and guardians are responsible for any injury or damage caused by children in their care.
No pets are permitted inside the property except legally recognized service animals.
11. Safety and Assumption of Risk
Visitors enter the property at their own risk. Estate sale properties may contain stairs, uneven surfaces, narrow walkways, fragile items, heavy furniture, tools, outdoor hazards, or other potentially dangerous conditions.
Please watch your step and follow all posted instructions.
To the fullest extent permitted by law, the property owner, estate, family members, representatives, and estate sale organizer are not responsible for accidents, falls, injuries, losses, or damage occurring on the premises.
12. Restricted Areas and Items
Do not enter areas marked:

Closed
Employees Only
No Entry
Not for Sale
Items without a price tag are not automatically available for purchase. Personal documents, photographs, medication, firearms, ammunition, hazardous materials, alcohol, and other regulated or restricted items are not included unless specifically offered in compliance with applicable law.
13. Theft and Misconduct
Shoplifting, price-tag switching, concealment of merchandise, removal of sold tags, entering restricted areas, or damaging property will not be tolerated.
Suspected theft or fraud may result in removal from the property and notification of law enforcement.
14. Errors and Disputes
The estate sale organizer may correct pricing, advertising, description, or calculation errors at any time before a transaction is completed.
In the event of a dispute regarding ownership, price, buyer priority, payment, or availability, the estate sale organizer’s decision will control.
Descriptions and advertisements are provided as a convenience and may contain unintentional errors. Buyers must rely on their own inspection rather than photographs, labels, verbal statements, or online descriptions.
15. Photography and Recording
Photography is permitted for personal shopping purposes, but visitors may not photograph private documents, family photographs, restricted areas, security equipment, staff members, or other customers without permission.
16. Sales Tax
Applicable sales tax will be collected when required by law. Buyers claiming a resale exemption must provide valid documentation before payment.
17. Changes to These Terms
The estate sale organizer may modify these terms, sale hours, pricing, discounts, access rules, pickup requirements, or payment options at any time.
Announcements and instructions provided by staff during the sale become part of these terms.
