You are entering private property at your own risk. We are not responsible for loss, damage, or injury.
No purses, large or small or bags or boxes will be allowed. No bulky or oversized coats.
All sales are final. Please carefully inspect items before purchase.
There are NO RETURNS-no exceptions.
Cash only, no credit cards or checks. We accept checks from pre-approved clients only.
We do not lift or load. You are responsible for removing your purchases the day of the sale. If you buy heavy items, bring your own muscle.
Sales tax of 7.75%% charged on all purchases (Orange Co) unless you provide a copy of your valid California resale certificate and fill out our form. All numbers verified on site with the BOE.
No excessive haggling or arguing with staff. We endeavor to maintain a pleasant shopping environment for everyone.

The Orange County Sherriff's Department has both been notified of this sale and will be monitoring our event for additional security. In addition, we will have a plain clothes armed police officer as security.

As is with all appointment only estate sales in gated communities, we can only accommodate small groups per hour...please understand this and understand that you may not be in the very first group or get your appointment of choice. I will do my best to accommodate as many people as quickly as possible over the duration of the two day sale. Thank you in advance for your cooperation and understanding.
