Cash only, no credit cards or checks. We accept checks from pre-approved clients only. We also accept Zelle from regular customers.
We do not lift or load. You are responsible for removing your purchases the day of the sale.
Any items larger than what you can carry in your hand will require the services of a professional move. We can arrange pick up and delivery of your large item through Leo's Delivery Service who you will pay directly for the delivery of your item.
Sales tax of 7.75%% charged on all purchases (Orange County) unless you provide a copy of your valid California resale certificate and fill out our form. All numbers verified on site with the California Tax and Fee Administration (formerly the California Board of Equalization.)
No excessive haggling or arguing with staff. We endeavor to maintain a pleasant shopping environment for everyone.

We have waited a year for this sale and the family to be ready for us. This is a huge house in a gated community with a forever 180 degree view of the ocean and with very strict and limited access...therefore, only pre-approved clients and serious buyers will be given an appointment and time slot. As most of our sales are in upscale, gated communities, certain protocols need to be followed. If you text or call during the sale, it is highly likely that you will not be answered. You will need to contact me the day before by email so that I can advise you what appointments are available. I submit guest lists to the gate 24 hours ahead of time so please keep that in mind.
We will start organizing this week and anticipate being ready in a few weeks (we are organizing our Tustin sale at the same time.) So, dates may change.
