Estate Sale - Lakewood, CO

This is an INFORMAL estate sale where buyers will be allowed inside the home but the sale will be similar to a traditional garage sale. Items will not be priced ahead of time, see pricing section below.

1. ALL SALES ARE FINAL

All purchases are FINAL SALE. No returns, refunds, exchanges, credits, or cancellations will be permitted for any reason. Buyers are responsible for carefully inspecting all items before purchasing.

2. ITEMS SOLD "AS IS"

All merchandise is sold AS IS, WHERE IS, with all faults and imperfections. The seller make no warranties or guarantees, expressed or implied, regarding the condition, age, authenticity, functionality, completeness, or value of any item.

3. BUYER INSPECTION

Buyers are encouraged to thoroughly inspect items prior to purchase. Buyers are responsible for determining whether an item meets their needs and expectations before completing the transaction.

Electrical, mechanical, electronic, plumbing, appliance, furniture, and other functional items may not have been tested unless specifically stated.

4. PRICING

Seller is not pricing out every item. Buyers can suggest a price they would like to pay and seller will approve or deny the price and is willing to negotiate. This is an informal estate sale where buyers will be allowed inside the home but the sale will be geared more towards a traditional garage sale.

5. PAYMENT

Accepted forms of payment may include cash and Venmo only.

7. HOLDS AND RESERVATIONS

Items may not be held or reserved unless specifically authorized by the seller.

If an item is placed on hold, the buyer may be required to complete payment within the time period established by the seller.

8. LARGE ITEMS AND REMOVAL

Buyers are responsible for the removal, transportation, loading, and delivery of all purchased items.

The seller is not responsible for providing movers, vehicles, tools, packing materials, or transportation unless specifically stated.

Buyers are responsible for bringing sufficient manpower and appropriate equipment to safely remove their purchases.

9. FURNITURE AND STRUCTURAL ITEMS

Furniture and other large items may have normal wear, scratches, dents, stains, fading, repairs, modifications, or other imperfections consistent with age and use.

Buyers are responsible for determining whether an item can safely be moved through doors, hallways, stairways, elevators, or other areas.

10. AUTHENTICITY AND VALUE

The seller does not guarantee the authenticity, provenance, age, rarity, authorship, origin, or monetary value of any item unless expressly stated in writing.

Buyers are responsible for conducting their own research and due diligence before purchasing.

11. DESCRIPTIONS AND PHOTOGRAPHS

Descriptions, measurements, photographs, labels, and other information are provided as a convenience and may contain errors or omissions.

Buyers should personally inspect items before purchasing.
