Terms and Conditions:
We always appreciate your business! For those who are not familiar with our sales, company Terms and Conditions are as follows:
1. All items are sold "AS-IS", "WHERE-IS", "WITH ALL FAULTS and DEFECTS THEREIN." There are no guarantees implied or expressed by AMAES or Owner. There are NO REFUNDS, RETURNS, OR EXCHANGES.
2. You must move your own items and will be responsible for any damage you cause to home or grounds. Everything must be out by close of business on Saturday (unless prior arrangements are made) or AMAES retains possession.
3. Announcements posted on the day of sale take precedence over any previous printed material pertaining to this sale.
4. We PREFER cash! Local checks with approval by management.
5. YOU ARE AT YOUR OWN RISK ON GROUNDS AND PROPERTY. AMAES & HOMEOWNER ARE NOT LIABLE FOR ANY ACCIDENT THAT MAY OCCUR ON GROUNDS/PROPERTY! YOU AGREE TO THIS TERM WHEN YOU ATTEND ONE OF OUR SALES!
6. No strollers, animals, food or drink or smoking permitted inside home.
7. We reserve the right to limit number of persons inside home.
8. We reserve the right to remove person(s) from home or grounds.
9. Doors open at advertised time.
10. Restrooms are not available.
11. You break, you buy. You steal, we WILL call the police.
12. Please park responsibly and do not block drives, roadways, or mailboxes. Do not park on the lawns! You will be ask to move your vehicle if any of these are violated.

14. We need to have your current DR-13 resale certification on file.
15. We will provide packing materials/bags to assist in wrapping your purchases until supplies run out. Please plan accordingly and bring your own as ours are first come, first serve!
16. Items may not be in the exact location as they appear in our pictures.

We are honored to represent and host an estate sale for the current owners of 103 S. Magnolia Avenue, an iconic piece of history in the heart of the Green Cove Springs Historic District. Known as the Dr. Applegate House, this remarkable property is listed on the National Register of Historic Places as a contributing building within the district. Built circa 1887, this charming vernacular-style home has been thoughtfully renovated over the years, blending modern updates with preserved architectural character. Currently operating as a successful Airbnb, The Dr. Applegate House has also served as an antique shop and, from 1997 to 2023, was the area's only remaining Bed & Breakfast.
Each room is filled with lovely vintage and/or antique furniture mixed in with a modern piece here and there. The list will include: beds, dressers, chest of drawers, desks, wall mirrors, nightstands, sofas, accent side chairs, variety of tables, fire screens, electric fire places, dining table set, china hutch, sideboard, upright freezer, area rugs, curio cabinets, TVs, benches, wall art, chaise lounge, dressing tables, lamps, bedding of all sizes (comforters, quilts, sheets), towels, kitchenware, freezer and a nice selection of collectibles throughout – Steuben, Lladros, Ganz, Tipparany, Mats Jonasson, Fifth Ave Crystal, Aynsley, Wedgewood, Shannon, Dannon Drumasna carved wood Whippet, Nekrassoff copper, Cassis & Co., to name some! Framed art (few local pieces), wall decor throughout and much more to see! Outdoor furniture, a generator, industrial dishwasher, new tub, space heaters. All bed mattresses retain their original wrapping and remain in remarkable condition. Window treatments and floor rugs are for sale, too.
You will need to access the 2nd floor via stairs: plan accordingly and at your own risk. Wrapping supplies will be first come, first serve until gone ... bring your own if possible. Moving and loading of large items are your responsibility as AMAES/Homeowner are not liable for damages or injuries IF we assist!! Bring assistance to help.
Building has sold and everything must go! Come visit the small town of Green Cove and explore all the treasures this home has to offer!
