In-person estate sale — Vero Beach, Florida

1. Sale hours. In general, 9 AM to 2 PM on stated dates. The sale opens and closes at the posted times. Early entry is not permitted. Do not arrive before the posted start time, and do not linger on the property or in the street after closing.

2. Parking and neighbors. Park only in legal spaces. Do not block driveways, mailboxes, fire hydrants, sidewalks, or any neighbor’s access to their home or garage. Do not park on lawns, in medians, or in private driveways. If street parking is full, park farther away and walk. Be quiet and respectful of the neighborhood at all times. Loud conversation, idling engines, and congregating in the street are not allowed. We will ask anyone blocking a driveway or disturbing neighbors to move their vehicle or leave the sale.

3. Property access. Enter only through the designated entrance. Do not open closed doors, enter rooms marked private or off-limits, or go into the yard, garage, or outbuildings unless they are part of the sale. Children must be supervised at all times. Strollers and large bags may be restricted if the house is crowded.

4. All sales final. Every item is sold as-is, where-is, with no warranties of any kind, express or implied, including condition, age, authenticity, or fitness for a particular purpose. Inspect items before you buy. We do not accept returns, exchanges, or refunds.

5. Pricing and payment. The sale came up quick, so not everything‘s priced. Ask and we’ll be more than happy to help you.

In general prices are as marked. When there is a large amount of small items, we do not price them individually. Put your pile together and ask us for a price. We usually offer a bulk price on those lots. We accept cash and Zelle. Sales tax is added where required. We do not hold items. Once an item is in your hand and you are in line, it is yours to purchase; set it down and it may be sold to someone else. We try to designate a hold table, but we cannot be held responsible for missing items.

6. Removal. You are responsible for removing what you buy during sale hours unless a later pickup has been agreed in writing at checkout. Large items must be carried out carefully. We are not responsible for damage to your vehicle, the property, or other items during loading. Bring help, blankets, and tie-downs if you need them.

7. Conduct. Be courteous to staff, other shoppers, and neighbors. We reserve the right to refuse service and to ask anyone to leave for blocking driveways, disrespecting the neighborhood, mishandling merchandise, or disruptive behavior. Shoplifting will be prosecuted.

8. Liability. Enter at your own risk. Townsend Estate Liquidation Services, Inc., the estate, and the property owner are not responsible for accidents, injuries, lost personal belongings, or damage to vehicles.

9. Photos. Photos of merchandise for personal reference are fine. Do not photograph people without permission, and do not post interior photos of private areas of the home.
