Please read carefully before participating in this sale.
1. General Sale Information
This is a private estate sale. Entry and participation constitute acceptance of all terms listed herein.
All sales are conducted on the premises. Items may not be removed until full payment has been received.
The estate reserves the right to refuse service or entry to anyone at any time.
All items are sold as-is and where-is. No warranties, expressed or implied, are provided.

2. Pricing
All items are priced and tagged prior to the sale. Prices reflect fair market value based on the condition and age of each item.

Price Negotiation
Prices on most items are firm. Select items may be open to reasonable offers at the discretion of the estate representative.
Bundle pricing may be available for multiple purchases — please ask a representative.
All prices are in U.S. dollars.

Pricing Disputes
If an item appears unpriced, please ask a representative before assuming a price.
The estate’s pricing decisions are final.

3. Payment
We strive to make payment as easy and convenient as possible. The following methods are accepted:
Cash (exact change appreciated)
Venmo, Zelle, or other pre-approved digital payment apps

All payments must be completed before items leave the premises. Unpaid items will be returned to sale inventory.

4. All Sales Are Final
All sales are final. No refunds, exchanges, or returns will be accepted for any reason.
Buyers are encouraged to inspect all items thoroughly before purchasing.
Descriptions, if provided, are made in good faith but are not guaranteed. Buyers assume all responsibility for their purchases.
The estate is not responsible for items that are damaged after purchase or during transport.

5. Item Removal & Pickup
All purchased items must be removed from the premises on the day of purchase unless otherwise arranged with an estate representative.
Buyers are responsible for bringing their own packing materials, boxes, and moving equipment.
Large or heavy items (furniture, appliances) must be moved by the buyer or buyer’s hired movers. Estate staff will not assist with heavy lifting.
Items not removed by the close of the sale day may be resold or disposed of at the estate’s discretion.
Scheduled pickup arrangements must be confirmed in writing with an estate representative.

6. Holds & Reservations
Items may not be held without a non-refundable deposit of at least 25% of the purchase price.
Held items must be paid in full and removed within the agreed-upon timeframe.
Deposits are forfeited if the item is not claimed within the agreed window.
Online or phone holds are not available. All holds must be arranged in person.

7. Conduct & Safety
All guests are expected to treat the property, items, and other guests with respect.
Children must be supervised by an adult at all times. The estate is not childproofed.
Pets are not permitted on the premises.
Please do not move items from their designated areas without purchasing them first.
Disruptive, aggressive, or dishonest behavior will result in immediate removal from the premises.
The estate is not responsible for personal injury or property damage sustained during the sale.

8. Photography & Privacy
Photography of items for personal reference is permitted.
Photos or videos of the property, estate family members, or staff are not permitted without express consent.
This is a private sale. Guest information will not be shared with third parties.

9. Liability Disclaimer
The estate and its representatives are not liable for accidents, injuries, or losses that occur on the premises during the sale.
Buyers assume full responsibility for items once payment is made.
The estate makes no representations regarding the authenticity, age, or provenance of any item unless specifically documented in writing.
