B&B estate sales is not Responsible for accidents or incidents. Cash only sale please. When you are buying larger items, please bring your own assistance to move these items. There will be no one on staff to assist you.

1. Only the B&B Estate sale sign-up sheet that WE post will be honored.
2. ALL SALES ARE FINAL. No refunds or exchanges. A 50% deposit is required to hold an item. However, if the item is not picked up by the end of the day, the deposit is NOT-refundable. It is your responsibility to inspect all items before purchasing.
3. WE ACCEPT: CASH ONLY.
4. We do not provide any details prior to the sale or offer pre-sales.
5. BRING YOUR OWN MUSCLE. Our team is unable to help with moving/loading items.
6. WATCH YOUR STEP at all times.
7. NO public restrooms, NO large bags, NO outside food/drinks.
8. Verbal/physical disputes of any kind amongst customers will not be tolerated. We reserve the right to remove any item/customer from a sale in any such instance.
9. We reserve the right to refuse customer entry at our discretion.
10. Due to circumstances beyond our control, such as limited space, multiple sales, and/or an owner's decision not to include a sale item after photos were taken, you may find not all items will be at the sale. To inquire about a specific item, please call the sale’s phone number listed in the advertisement and/or 219-628-8268 and our team will be happy to confirm availability and pricing.
11. On discount days, some restrictions may apply. We do not retake pictures after the first day so if you are interested in an item on a discount day, you may want to call to confirm an item’s availability.
12. ENTER AT YOUR OWN RISK: You are responsible for any slips, falls, and damage or harm that you may cause to yourself, others, or the property. B&B Estate Sale and their client are not responsible or liable for any such instance. By entering the grounds, you accept all responsibility and agree to these terms – and consent to being photographed/videotaped. This is a cash only sale. Due to the nature of estate sales, we do not issue refunds; all sales are final. It is your responsibility to inspect all items before purchasing.
