>Please pull tags on heavy pieces or furniture and bring to the front ASAP, otherwise walking around with a tag may not secure your purchase.
>1st Day of Sale is full price no exceptions all though we do welcome bids over 60% of original price to be dropped in our bid box, we will call winning bidders that eve.
>2nd Day is half off, unless marked otherwise.
>We do consider offers in the last 2 hours of the final day. No items can be on hold at the time we start those discounts
NOTE: every sale is different and we may not honor more than 1/2 off.
>We do not accept pre sales, or pre-pricing before sale. First come first served, we honor the marker system. Please be at in your spot within 10 minutes of opening.
>You may text 913-271-4971 during sale hours to purchase or inquire about an item, but we are busy during the sale and will reply when we are free.
>We do allow out of state purchases, but you must arrange your own shippers, we do have a preferred list of freight shippers and UPS that can be texted upon request.

>BRING YOUR OWN HELP TO LOAD LARGE HEAVY ITEMS and the proper equipment. We can refer our 5 star movers list upon request if needed.

Some of you may remember our Multi-Generation Interiors & Collectibles online auction for this Estate (Part 1) back in March and now we are working on Part 2 of downsizing this cozy home.
Please be aware that not all areas of the home will be open due to family still living there. Although it will be a fun and relaxing experience shopping this home with its tranquil backyard featuring a "koi-less" pond as my co worker has designated, and charming cobblestone pathway not to mention the quaint interior…we plan to go al fresco for checkout and maybe even have some lemonade if weather permits!
When you visit this sale you will enter through the back garden gate entrance under the pergola. You will find a variety of garden statuary and garden decor, including a huge iron butterfly planter, a statement wall piece with tropical fish motif, a few birdbaths and planters and some assorted garden furniture and decor.
An adorable atrium packs vintage kitchenwares and bits-in-bobs, several foliage arrangements including wreaths and picks, an iron planter stand basket, a set of four French country roller dining chairs, a beautiful custom-made Pine entertainment center/Amoire, and a coveted custom-made pine open shelving unit used in retail spaces along with several charming mid century lamps and more.
We have a living room full of Christmas decor, including several nostalgic Santas, a nice comfy red recliner and a beautiful toile rooster French wing back and several sturdy-high quality room dividers, Russulin Mortise Door Lock and Knobs. ...And don’t miss the vintage library index cabinet!
A large "en suite bedroom" you will find vintage furniture including a wonderful French-style wingback with a needlepoint Rooster and plaid upholstery, a pair of black lacquer chinoiserie step-back mid century side tables, a Heckman side chest/table, a French serpentine painted cabinet sideboard and more vintage pieces. Several sterling silver rings including two lovely cameo set rings, assorted costume jewelry, vintage and newer books, vintage linens and doilies, women’s clothing including a hand painted women’s duster (sizes range from med to xxl), Americana pieces, including a wonderful hand-crafted locally Americana birdhouse post!
Last but not least the garage…So many tools, old and new, vintage and antique mechanical and carpentry tools. 1920s-1960s classic car accessories. Including:

PLEASE NOTE: Due to space constraints we will not have public restrooms at this location, there is a McDonalds and filling station a block away on Shawnee Drive, sorry for any inconvenience!
