CARRY-OUT SALE. Buyers must be prepared to move and load all items strictly during posted sale hours. Any items not fully removed from the premises by 1:00 PM on Sunday, June 7, will be deemed abandoned and forfeited with no refund.

MOVING & TRANSPORT. Bring appropriate vehicles, tools, and materials (blankets, straps, dollies) required for large furniture and equipment. No loading assistance or moving equipment will be provided by the seller. The Bodycraft K1 buyer must disassemble the unit themselves and bring adequate tools and time.

REAL-TIME INVENTORY. Photos and inventory listings are not updated in real time and may not reflect current availability. Items are sold first-come, first-served and availability and pricing is subject to change without notice.

PROPERTY PROTECTION. Buyers are personally and financially liable for any structural damage caused to the home’s walls, doors, trim, or floors during removal of purchases. Navigate the premises with extreme caution.

ENTRY & SAFETY. You enter the property entirely at your own risk. The seller reserves the right to limit crowd sizes, refuse entry, or eject anyone displaying disruptive or unsafe behavior.

ITEM CLASSIFICATION DISCLAIMER. Descriptions of items – including any classification as antique, reproduction, or contemporary, and any attributed dates or origins – reflect the seller’s good-faith knowledge and belief only and do not constitute expert appraisal or certification. Condition reports are not provided. Buyers are solely responsible for inspecting and evaluating all items prior to purchase.

ANTIQUE AND VINTAGE MATERIALS DISCLOSURE. Antiques, vintage items, and historical decor (including early 1800s furniture, vintage pottery, and vintage wallpaper) are sold strictly as collector and decorative pieces. These items may contain materials, paints, elements, or finishes consistent with their era of manufacture, which may include substances regulated or restricted under modern standards.

DISHWARE LEAD DISCLOSURE. Dishware, china, and all tableware are not tested for the presence of lead or other substances. It is the sole responsibility of the buyer to assess whether items are appropriate for food use or decorative use only. No representation as to food safety compliance is made. This applies to all tableware including but not limited to Villeroy & Boch, Mikasa, Bordallo Pinheiro, crystal, and pressed glass.

ELECTRONICS AND APPLIANCES. All electronics and appliances are sold as functional to the best of the seller’s knowledge but are not tested at point of sale. Buyer assumes all risk. Items are sold without representation as to code compliance or safety certification.

SOFTWARE AND DIGITAL SUBSCRIPTIONS. Smart electronics and connected fitness equipment (including Peloton Row, Peloton Bike, Peloton Guide, and Google Wifi Router Pods) are sold strictly as physical hardware only. No digital memberships, software subscriptions, account profiles, or associated services are included in or transferred by the sale. Buyers are solely responsible for establishing their own accounts and memberships.

RUGS. All dimensions are approximate. Buyers should verify measurements for their space prior to purchase.

By entering these premises and/or purchasing any item from this private estate sale, you explicitly agree to the following: The homeowner (“Seller”) is a private individual liquidating personal property and is not a professional estate liquidation company, auctioneer, or commercial merchant. This transaction constitutes an isolated, non-recurring casual sale; accordingly, all implied commercial warranties – including warranties of merchantability and fitness for a particular purpose – are expressly disclaimed. The Seller assumes no liability whatsoever for any personal injury, slip-and-fall incidents, property damage to buyer’s property, or hardware malfunctions occurring on, within, or adjacent to the premises. Buyers assume all risk associated with loading, transporting, dismantling, and utilizing purchased items. In accordance with Massachusetts guidelines for casual private sales, no sales tax is collected; buyers who intend to resell purchased goods are solely responsible for any applicable obligations under Massachusetts General Laws Chapter 64H.
