All items are sold "as is" and "where is" without any guarantees or warranties. No refunds or exchanges will be permitted.
2. Payment Methods
Accepted forms of payment are Cash App and Zelle only. No cash or personal checks will be accepted. Payment must be made in full before the item is removed from the premises.
3. Buyer’s Responsibility
Buyers are responsible for inspecting the condition of all items prior to purchase. No claims regarding condition, damage, or defect will be accepted after the sale is final.
4. Item Removal
All purchased items must be picked up on the same day of the sale, without exception. Buyers are responsible for arranging transportation for large or bulky items. Items not picked up by the end of the sale will be considered abandoned, and no refunds will be issued.
5. Liability
The estate and sellers assume no liability for accidents, injuries, or damages occurring on the premises during the sale. Buyers enter the premises at their own risk.
6. Pricing
All prices are as marked. Any price negotiations or reductions will be at the seller’s discretion and will not be revisited once agreed upon.
7. No Holds
Items will not be held for any buyer under any circumstances. All items are available on a first-come, first-served basis.
8. No Early Entry
No early entry or previewing of items will be allowed prior to the designated sale time. The sale will begin promptly at the advertised time.
9. Dispute Resolution
In the event of a dispute or disagreement regarding any item, the seller reserves the right to rescind the sale and refund the payment.
10. Changes to Terms
The estate reserves the right to modify these terms and conditions at any time. Any changes will be posted prominently at the sale site.

As we prepare to close the chapter on this home, we're hosting a clean-out sale to clear out a few remaining items before the property is sold. There are several things we believe could be beneficial to others—furniture, shoes, home essentials, and more. Everything is priced to sell as we work to clear out the space.
