By entering the property and/or purchasing an item, you agree to the following:

All sales are final. No returns, refunds, exchanges, credits, or warranties. Payments may be made by Zelle, Venmo or cash.
All items are sold “as is, where is.” Please inspect items carefully before purchasing. We make no guarantees regarding condition, age, authenticity, completeness, functionality, or value unless specifically stated in writing.
Prices are subject to change. Reasonable offers may be considered at the discretion of the sellers. Items may be withdrawn from the sale at any time.
Payment: Cash and other posted forms of payment are accepted. Items are not considered sold until payment has been received.
No holds without payment. Paid items must be picked up by the agreed-upon deadline.
Furniture and large-item removal: Buyers are responsible for providing their own labor, tools, vehicles, packing materials, and transportation. Sale staff cannot guarantee assistance with moving or loading.
Buyer assumes responsibility for removal. Buyers are responsible for any damage they or their movers cause to the house, grounds, furnishings, or other property while removing purchases.
Enter at your own risk. Please use care on stairs, walkways, driveways, and throughout the property. The estate, property owners, family members, and sale helpers are not responsible for accidents, injuries, falls, loss, theft, or damage to personal property to the extent permitted by law.
Children must be supervised at all times.
Please respect the property. Do not enter areas marked private or closed, open closed cabinets or closets, or remove tags from merchandise.
Sold tags and merchandise: Do not move, alter, or remove price or SOLD tags from items you have not purchased.
Personal belongings: No large bags or backpacks. Please keep purses, phones, keys, and other belongings with you. We are not responsible for lost or stolen property.
Photography/security: Security cameras may be in use on the premises.
Errors: Every effort is made to describe and price items accurately, but typographical, photographic, measurement, and description errors may occur. The item itself takes precedence over any online description or photograph.
Courtesy: We reserve the right to refuse entry or service, or ask anyone to leave, for unsafe, disruptive, disrespectful, or inappropriate conduct.
