This sale is for the estate of my brother.  It is a unique and complicated situation.  Although he was only 61 at the time of his passing, he had a very interesting life.  The home we are organizing for this sale was moderately abandoned 2 years ago and suffered neglect after his partner passed.  Items are for sure are not perfectly clean-most will need to be washed-- as he basically locked up the house and left it –not perfect as they once were and priced accordingly.   The home currently does not have utilities hooked up so it will be cold and we can only have appointments during the day time hours for window light.  We are trying to get through one floor at a time so please check back as we do our best to get through the house/garage.  When we arrived from Nevada, basically we could not walk in the front door.   There will be 4 properties for sale as well.  At one time my brother had an amazing home/showplace.    Now many things have minor damage (I.E. one pane of glass is broken out of the China Hutch and it needs polishing) but things are priced accordingly. 

The front steps are very steep and and have some broken bricks-- so not ideal for people with mobility issues and all customers are entering at their own risk and we assume no liability. 

Terms:

- We are traveling with my big standard poodle.  He is sweet but barks when people come to the door.  He just lost his best friend - my standard girl- 6 weeks ago too so he is as lost as everyone right now.  Traveled here from Reno with us. 

-seller assumes no liability to anyone attending- seller is not responsible for any injury or accidents. 

-Payment is cash only or any purchases over $100 can use a card that is readable by a smart phone swipe/Cube pay.    Any credit/debit cards used cannot be charged back and a paper receipt must also be signed. 

-There will be no bags or boxes so please plan to use your own totes and wrapping –as well as your own muscle.  All items sold must be taken within 24 hours of purchased.  Anything not picked up in 24 hours is not our responsibility.   We don’t live here. 

-Large appliances and lighting already hanging must be removed 100% by the buyer.  We can not facilitate any of the taking down of  the lighting but it is for sale. 

-All sales are final with no returns and are purchased as is- with no guarantee.   No refunds for any reason.
