HOW THE SALE WORKS

We cover all of New England and often get new customers that have not shopped with us before, or maybe just have never been to a professionally managed estate sale. To make things as STRESS FREE as possible for our customer, our buyers, and ourselves too to be honest, we have tried to explain the entire process in this way too long explanation(sorry). Please call us anytime if you have questions at 833-sell4me. We are often working, driving, or knee deep in a shed full of stuff, so please call rather than text if you have questions that need more than 1 quick response.

At every sale we have, we sell ALL the items well below retail value, and try our best to be as quick and efficient as possible. With such great deals, sometimes there will be a line to get in, or to pay, and we ask that you are patient with us so we can help everyone get what they came for! We will do our best to make you a great deal, but please be patient and polite. Most items will be priced and we reserve the right to price items at checkout in case of a lost tag or discrepancy. We can make mistakes and if you have a question about something, or you think we got something wrong, please feel free to ask. Please remember that different people can have different perceptions when it comes to values and pricing on items. We always say, "If you like an item, but not it's cost...all is not lost! Ask us nice and you may just get your price!" There is always only 1 person cashing out customers. Please do not ask another attendant to cash you out be prepared to wait a few minutes to checkout during the busy times. (generally the first few hours of each sale day and very end of the day). The bargains are worth the wait!

COVID Protocols--you must wear a mask inside the home, garage or shed. We know people feel strongly one way or the other about this issue and want to respect everyone's freedom and opinions. In order to make all of our buyers feel comfortable and at the request of our customers, insurance people, and families, we will need you to wear a mask that covers your nose and mouth. We will gladly provide masks at no charge if you forget yours. Our employees have daily temperature checks to further protect everyone.

We offer some things a lot of other estate companies don't....

--we will have a porta potty on site for your convenience

--We WILL HELP YOU CARRY ITEMS OUT to your car once the initial rush is over. (Not responsible for damage or injury if we help you move items).

-- We will be able to arrange a later pickup date if you cant take your large item right away. (must be paid in full to hold)

--We will sell items over the phone after the first day of the sale is over(in this case on Saturday, or anytime after 3pm Friday).

--We will have some packing paper to make your trip home with your treasure a bit safer. Bring boxes or bags, you're going to need them!

Due to the small size of the home, the vast amount of items, and their breakability, we cannot allow children into this sale. Absolutely no animals, food, or drink(other than bottled water), can be allowed in the home. We will have a trashcan to dispose of your coffees, and other hot drinks before you enter if needed.

We will setup the yard and driveway with tables to hold sold items and maintain an orderly flow of customers. Please follow signs and instructions. We will tag items sold or move them to the sold area for you if needed. If you have questions about the process please call us before the sale.

This is an in person estate sale where items are sold first come first served (so get there early) to the first person that gets the item and purchases it. There is no bidding or online sales, and we cannot ship items. We can hold an item for pickup (with full credit card payment on the phone) after the first day of the sale. We will allow you to make a pile of sold items, but reserve the right to ask you to settle up at any time. If do choose to make a pile and have a pricing question, ask before you put the item aside. We assume if it's in your pile, you bought it.(normal estate sale procedure). We cannot allow buyers to hold an item and think about it. it is either sold to you, or available for someone else to purchase. Not trying to be rude, but if you're not taking it, we have to make it available to others to be fair. Items are not considered sold unless they are in an approved pile in the designated area or marked sold by the cashier or an attendant.

We price 90% of items offered for sale. We don't price little things like individual kitchen items, trinkets, etc. All the items of significant value will be priced. Sometimes people do remove tags so please be patient as we reserve the right to price all items at time of sale.. All items are sold AS IS where is and there are no returns, refunds, or exchanges. If you break something, we do expect you to pay for it. Please handle all items carefully.

No one is allowed in early, and no prices can be given out before the sale. Please do not call and ask for pricing before the sale. The door opens when we open the sale (normally 8am) and we allow as many people as possible into the sale while still maintaining order. In this case 25 people at a time will be allowed in. Please be prepared.

THE LIST--We will post a list outside the home so that people arriving early in the morning or the night before can sign in. This list will be posted after midnight on the day of the sale. Please do not show up until midnight the day of the sale. Once you sign the list please remain in your vehicle and stay off the property as the home will be occupied until a couple hours before the sale. This list determines the order people will be let into the sale as we will probably have a line in the morning. (we do for most sales).. You are welcome to stand in line, but the list determines the order you get to enter. We will allow 25 people at a time into the home to maintain order and prevent issues as it is a small home and packed pretty tightly inside.

**In the past we added names of frequent/loyal buyers, or people coming from far away dead set on one large or expensive item to the list via phone, but found that they don't always show up, and it creates friction with those that make the effort to get there early in person to get on the list. In order to be fair, we will no longer be adding names to the list, You must show up in person and get yourself on the list. You will always find something that will make the trip worth while. We rarely have anyone leave a sale without buying something.

***PARKING---PLEASE PLEASE PLEASE park legally and respectfully. This is a coastal neighborhood with lots of homes and the only parking will be on the street. Be prepared to walk a little bit. You can only park on one side of the road (the side the home is on), and a fire truck/ambulance must be able to pass through at all times. We will also block off an area in front of the home for large item loading only. Do not block neighbors driveways or park on anyone's lawn. The company and or homeowner are not responsible for tickets. towing, or damage to your vehicle. Large sales like this always attract the attention of neighbors and the police and we do not want issues with either.

PAYMENT METHODS-- we take CASH, and cards if you don't have enough to cover entire purchase, or just forget...but with a strict $50 minimum and $500 maximum. NO CHECKS please unless we know you. Feel free to call in advance if you have questions about this policy. Your best deal with be with CASH! We do not take venmo or paypal.

It is WICKED BAD to steal. We have cameras, we have people watching.. PLEASE DO NOT STEAL.

Please do not open cabinets and drawers that are taped off. Everything for sale is out in the open. There is a crawl space accessible through the basement. Please do not go in there.

We will answer questions about items if we can. We are not always at the property but will do our best to answer general questions. The pictures once posted, are the only pictures available of the items. We cannot guarantee any item's condition over the phone. Buyer responsible for inspecting items at time of purchase.

All items sold as is with no warranty or guarantee, please test items before purchasing. We cannot let you fire up the millennium falcon in the garage, but will make sure you can plug things in or start them up before you buy them.

You enter the property at your own risk. The company or homeowner not responsible for accident or injury.

PLEASE be cool! Everyone has been under some sort of stress lately. Some buyers are dealers, some collectors, some random shoppers on a walk that popped in. Some may not have been to an estate sale before. We know tensions can run high because of the great bargains to be had and competitive nature of the business. Sometimes people don't get the price they want. Sometime we don't get the price we want. Someone may park poorly or try get to an item before you. Either way please be cool. We want everyone to have fun and get great deals and have a Stress Free experience. Please help us make this happen, and make it fun for everyone.

This is going to be an awesome sale! There is a bunch of different random and cool things and all good quality. There are a few things there is a lot of...ART. From the less expensive to the fine art selections, there is a ton of it. Oil paintings, watercolors, lithographs, busts, carvings, and much more. There are also a ton of rugs. Pretty much every piece of floor has a rug on it. Some are old and awesome and some a little beat up and some are just old and awesome. Some newer ones too, but all sizes and types. This was a dealer's estate and as such, there are tons of antiques of all types. .

**Abstract paintings--These were made by the owner of the estate and we will be donating all proceeds from the sale of these pieces to the Portland boys and girls club at the request of the family.
