Items are "AS IS" and all sales are final. Purchasers are responsible for the removal of all items by the end of sale. Purchasers are responsible for checking the functionality of all electronic devices and the condition of all housewares. NO REFUNDS OR RETURNS

Please bring your own moving men, transportation and equipment. Three Sparrows and the homeowner are not responsible for any injuries or damages sustained on the property.

We ONLY ACCEPT our own sign-up sheets. If you place your name on the list, you MUST stay within sight of the property. NO EXCEPTIONS. We will not be giving numbers at this sale; we will only use the sign-up sheet.

PLEASE NOTE: We DO NOT give pricing information before sales. Any emails or phone calls regarding pricing will be answered after opening hours of the first day of the sale.

Please do not block driveways/mailboxes or park on the grass. Thank you.

Here's the details you've all been waiting for! Make sure to read the message thoroughly, as there's a ton of very specific information.

1. We do not give pricing information out before our doors open. We will do our best to answer any questions regarding measurements or details about specific items, but we may not be able to before the doors open.

2. The SIGN UP SHEET will be available no earlier than 2:00PM. This is important! We will disregard any list started before this time, so we ask that you plan to arrive no earlier than 2:00.

3. ONSITE PARKING is limited. Please park straight into your spot and make sure to have your full car length out of the driveway. If you choose to park on Kalamazoo Ave., please make sure you are NORTH of our driveway. Three Sparrows, its staff, and our client are not responsible for injuries or damages due to parking on Kalamazoo Ave. Those who park in the parking lot across the street shall do so at their own risk.

4. Pricing is firm and final on Thursday evening hours and all day Friday. Half price begins firmly at 9AM on Saturday. Our bag sale will run from 3-4PM on Saturday; the house will be cleared at 2PM to reset for this event. The line will form outside to purchase the bags for the sale.

5. We will be enforcing 45 minute shopping time limits for Thursday's hours. Anybody on the signup sheet by 6 PM will have guaranteed entry. If you cannot make it to the sale by 6PM, we ask that you plan to join us on Friday or Saturday, as we cannot be sure you will get a chance to shop.

6. We will be allowing 20 shoppers in at a time. Maintaining a 6ft. social distance may be difficult inside the house. Masks must be worn properly (over mouth & nose) and made of non-mesh materials. If you are unable to wear a mask, we can provide a virtual tour of the sale and will pull items if they are available. YOU MAY NOT ENTER without a mask.

7. The HOLD TABLE is for committed purchases only. Once it is placed on the table, you must purchase the item. Purchaser is required to thoroughly inspect any items before placing them on the hold table.

8. We accept cash (exact change appreciated) or credit/debit cards. Credit card purchases between $500-999 will be charged a $15 service fee and purchases $1,000 and over will be charged a 3% service fee.

9. Our Cash & Carry* event on Sunday, September 27, 10AM-Noon will have a $10/person entry fee. You MAY NOT enter the sale to look around. Whatever you can carry over the threshold is yours to take home! Please feel free to bring bags, boxes or totes with you. The $10 fee counts towards a single trip; if you wish to re-enter, you must pay an additional $10/person. Items too big to carry will be 75% off (excludes tractors and kilns). Masks must be worn at all times. There will be no customer entry limit. We ask that you leave small children at home for this event.
