This sale will take place at a private residence/estate.
The entrance and exit to the sale will be marked clearly by signs…please read and follow them!
Acceptable payments will include credit card (through Apple Square), Venmo Business, Personal Check (with valid Driver’s License), and…our personal favorite…cold hard cash! ☺️
!!!!IMPORTANT Sign-Up Procedure!!!!!!!!
• A sign up sheet will be put out by 6am on the first day of the sale.
• Look for the clipboard by the front door.
• Numbered cards will be handed out at the same location exactly ONE HOUR PRIOR to the start of the sale for those who have signed up by that time.
• Each individual who signs up MUST BE PHYSICALLY PRESENT ONE HOUR BEFORE THE START OF THE SALE in order to receive their number card or their position in line will be lost. There can be NO EXCEPTIONS (mechanical problems, traffic, the need for a bathroom stop, “I didn’t know”) and, for the sake of clarity, if you’re walking up to the house to get your number while I’m reading off names and your name has already been read, then you are LATE.…so PLEASE save us both a very uncomfortable and unpleasant situation and make sure you’re on time. [For the record, I will never, EVER begin the handing out of numbers early…not even one minute!].
• The signup sheet will remain available for those who arrive after the numbers have been handed out. If you hope to gain entry to the sale based on your arrival time, then your name must be on the sheet.
• Entrance to the sale will be allowed to those with numbers first (in order, of course!), and subsequently in order by the names listed on the signup sheet, and followed by those who have arrived but didn’t sign up. Please print clearly! I will leave a pen with the sign up sheet, but on cold days, it would be suggested that you also bring your own pen with you to sign up, as the pen I leave may succumb to the weather.
A bid box will be available on the first day of the sale for items priced at or above $25.
NOTE: Bids at or below 50% of the listed price will not be accepted.
This sale is considered a private estate sale, so the seller cannot be held accountable for items that are defective, missing parts, or otherwise imperfect. It is the responsibility of the buyer to check over their intended purchases prior to payment. All sales are final.

Oh, boy…where to start?!? There is definitely something here for everyone, but if you’re into wood working, tools, and riding on things with motors, you’re going to have a hay day (see what I did there with the “hay” at a farmhouse sale? Ha!)!!! This two story farmhouse built in the 1800’s is loaded with very nice, clean and organized furniture and items…some newer, but many antique or vintage. But there are also numerous outbuildings/garages that are stuffed full of Christmas presents for the men in your life…or the women who love to make things out of wood, do circles around the yard on one of two nice lawn tractors, use a tractor with multiple attachments to complete their to-do list, or…once the white stuff starts flying…take one of 4 snowmobiles out to enjoy the Pure Michigan winter (or clear the driveway with a brand new Toro snow thrower!) ! Don’t forget to check out the separate she-shed with a few treasures inside and some very solid wood play structures for the kiddos in the yard. There’s even a catapult thingy that throws pumpkins! Yep…this sale has it ALL!!!
It is IMPOSSIBLE to list all the amazing items at this estate, but here’s an attempt at a quick summary!
WOODSHOP: Literally every tool the woodworker would want or need…actually 2 or 3 or 5 of them! Drills, routers, sanders, nail and staple guns, saws of all types, laser systems, a dust collection system, an industrial size fan, a paint sprayer, Kreg jigs, bits for everything, clamps of all sizes and types, wood (like duh!), screws, nails, all the hand tools you can imagine, a Shop Smith with all the accessories, wood chisels, and a bunch of things I’ve never even seen before. The truth is that since the time the pics (see below) were taken, we’re still finding more tools and hardware in hidden spots in the wood shop!!!
GARAGE: Two lawn tractors…a Cub Cadet XT3 Enduro Series with a 60” deck, and a Simplicity with a Professional Series 25hp Briggs & Stratton motor, a tow behind dump wagon, a two-wheeled wheel barrow, live-edge and other types of fine wood, a Rockler portable and adjustable wood stand, a bush hog attachment for a tractor, a Simplicity front end loader attachment, 4 snowmobiles, 3 Polaris sleds in perfect working condition and a vintage 1970’s Yamaha snowmobile that has run every winter until the last! From this garage one can access a space containing long handled tools such as shovels, ladders, small animal traps, roof jacks, and a variety of other roofing and painting tools and supplies.
TOOL SHED: Simplicity tractor, snow thrower attachment for the tractor, fertilizer spreader for the tractor, manual tractor/lawn tractor lift/mover, new Toro snow thrower, a generator, a compressor, a push mower, a hover push mower, a small Ryobi snow thrower, a Craftsman tool cabinet, a grinder, weed trimmers, a rototiller, multiple chainsaws, hedge trimmers, manual fertilizer sprayers, paint and stain, painting and staining supplies, oil, fluids, hardware, hand and power saws, hand tools, sockets and wrenches, and a plethora of random parts, supplies, and tools for getting whatever job that needs doing DONE!
SHE-SHED: A whole lotta flower pots, fertilizer, gardening tools, lawn decor, a birdhouse, animal traps, and more.
FARMHOUSE: Beautiful Amish made furniture including an entire bedroom suite , several couches, a player piano, dining tables and chairs, a pie safe, an amazing antique wooden filing cabinet, a wood and glass cabinet, a drop leaf table, a live-edge picnic table, a beautiful wicker furniture set, end tables, antique/vintage telephones, clocks, mirrors & lamps, blankets and quilts, an antique sewing machine in amazing condition (and it works!), a wooden roll-top desk, several types of antique/vintage wooden chairs, stools, and rocking chairs, a wooden gun rack, wooden high chair, wooden fold up tray set, vintage toys and games, vintage dolls and doll cribs, glassware, China set, dishware, silverware sets, kitchen appliances such as a KitchenAid blender, electric skillets by Rival and Oester, a Bella deep fryer, a Black & Decker waffle maker, a Farberware electric wok, a toaster by Dash, a Hamilton Beach Crock Pot, a Nesco Roaster Ovenpots and pans for cooking by manufacturers such as Farberware, T-fal, and Anolon, TV’s, DVD, CD, and VHS Players, CD’s, and SO MUCH MORE!!!
