This constitutes Le Shoppe Too's (LST) agreement with the purchaser relative to the property to be sold at auction. The following Conditions of Sale are the terms and conditions on which all property is offered for sale at auction.

All property is sold "AS IS" and LST does not make any guarantees with respect to the property. Any condition statement is given as a courtesy to a client, is only an opinion and should not be treated as a statement of fact. LST shall have no responsibility for any error or omission. The absence of a condition statement does not imply that the lot is in perfect condition or completely free from wear and tear, imperfections or the effects of aging. Prospective bidders should inspect the property before bidding to determine its condition, size and whether or not it has been restored. LST is happy to answer any questions prior to auction, and to provide condition reports upon request.

LST reserves the right to withdraw any property before sale. Unless otherwise announced by the auctioneer, all bids are per lot as numbered. LST accepts Live Bids, Online bids on Liveauctioneers.com, and phone bids at 248-481-8884. LST reserves the right to reject any bids. The highest bidder acknowledged by the auctioneer will be the purchaser. In the event of any dispute between bidders, or in the event of doubt on our part as to the validity of any bid, the auctioneer will have the final discretion either to determine the successful bidder or to re-offer and resell the article in dispute. If any dispute arises after the sale, LSTs sales record is conclusive. Although in LSTs discretion LST will execute order bids or accept telephone bids as a convenience to clients who are not present at auctions, LST is not responsible for any errors or omission in connection therewith. Online and phone bids are executed by a designated LST employee. All sizes are approximate.

All transactions must be complete before property is removed from the premises. Possession of purchased property will not turn over to bidder until checks have been cleared or arrangements for payment have been made with LST. Cash, certified check, personal checks or bank wire transfers (contact us for wiring instructions) are accepted.

6% Michigan State Sales Tax will be added to all in state purchases unless a current State of Michigan Resale Tax License is presented prior to the auction start and kept on file by LST.

A service charge of 3% will be added to all payments made via LiveAuctioneers, Credit Card, PayPal, or Wire Transfer. To avoid this fee, cash, checks and money orders are accepted.

If an article sold cannot be delivered by reason of theft, breakage, or other damage prior to payment, the sale shall be deemed canceled.

All merchandise must be paid for and picked up or shipping arranged within 14 days of the completion of the auction. In the event an item that has been paid in full for has not been picked up from the store, or shipping arrangements made within 14 days, a storage charge of at least $5.00 per lot per day will begin to accrue and be charged to the account. In the event that storage fees for any lot exceed the amount of the high winning bid, the lot shall be forfeited to LST for fees due.

Movers familiar to our store are available for contacting on our website www.leshoppemodern.com Shipping can be arranged through any third-party shipper. Merchandise not paid for, or arrangements have not been made within 14 days of the completion of the auction will be re-auctioned or resold without further notice to the purchaser and any deposits will be forfeited. Further, in the event of loss or such resale, the original winning bidder will be responsible for completion of the transaction or overage due to loss at resale. Merchandise will be packed and transported by the purchaser or purchaser's agents, and at Purchaser's own risk and expense.

We provide a 45-day grace period for all purchased items of fine art for any buyer to have any piece purchased assessed and/or authenticated once they have received it. We stand behind the authenticity of all our items, so if it was determined by an accredited professional that a piece purchased from us was not authentic, we would accept a return for a full refund.

Bidding on merchandise automatically constitutes agreement with these terms.
IMPORTANT NOTICE: A premium of 22% will be applied to all property (each lot) sold in house, and 27% to all property sold through LiveAuctioneers, to be paid by buyer as part of the purchase price. Michigan residents, items shipped to a MI residence, and in store bidders will be charged 6% MI state Sales Tax.
