Terms & Conditions
Parking: No driveway parking, and no parking within 15 feet of the fire hydrant. Do not block the flow of traffic with your vehicle. Do not park in neighboring driveways.
Entry: Entry will be timed to avoid crowding; There will be a limit on capacity for safety, please be patient.
No large bags or backpacks allowed inside.
All Sales Final – No returns, exchanges, or refunds.
All items sold as-is
Payment: Cash and Credit Cards accepted (via Square payments). 3% fee is applied to payments made with Square.
Holds: Items may be held while you shop, but must be paid for the same day during estate sale hours.
Large/Heavy Items: Bring help to move large or heavy purchases. We are not responsible for loading or transporting items.
Large items/furniture that are SOLD/PAID can be scheduled to pick up later (preferably Sunday after the sale is over). There are some items that will require a scheduled pickup.
Damage & Liability: Shop at your own risk. We are not responsible for accidents, injuries, or lost/stolen items.
Children: This estate sale does not include children’s items/clothes/toys, so we do not recommend they attend, however; if they attend, they must be supervised at all times.
There are RAW WOOD SUBFLOORS throughout the home; it is unadvisable for young children/toddlers/babies to enter the home!
Courtesy: Be respectful to other shoppers and staff. No pushing, running, or aggressive behavior. We reserve the right to remove anyone from the property for disruptive, belligerent, and/or rude behaviors.
Pricing: Almost all new-in-package items are priced. Due to the high volume of items, many items do not have prices yet. Please be patient while we research and determine the price for you. There is only one person with the final authority on prices. No early discounts. Friday prices are FIRM. Discounts will be made on Saturday and Sunday.
Property Access: Only designated sale areas are open to shoppers. Do not enter closed rooms or blocked-off areas.
No valuables are kept at the property during non-sale hours.
