We are not Responsible for accidents or incidents; you enter the property at your own risk.
Payment - Cash or Credit Cards (No checks accepted) Credit Cards will incur an additional 3% Fee.
We will honor a single watched list. At 9:00 a.m., we will allow the 1st 15 people into the house and a few more into the yard / garage. The house is somewhat small and can only accommodate 15 people at a time. Please be patient.
Larger items are required to be moved at time of purchase or can be picked up through Saturday evening at 4:00 p.m. or a time scheduled with the sale conductor.
Buyers are responsible for moving their own items.
Children must be accompanied by adults at all times. Adults are responsible for any damage incurred.
All sales are final (i.e no returns) so please inspect purchases carefully
This is a 2-day sale and we will start negotiating / discounting on Saturday afternoon, with all items under $100 priced at 50% off.
You are welcome to leave a bid on items prior to Saturday. If you are the high bidder, you will be notified Saturday after noon.

Awesome St. Joseph Estate Sale.  Small house, but big volume. There are literally 1,000’s of items for sale.
