This is a privately managed estate sale. Please read the following terms before attending:

Payment: Cash, major credit and debit cards, and Venmo accepted. No personal checks. Electronic transactions must be successfully completed before merchandise may leave the property.
All sales are final. No returns, refunds, exchanges, credits, or adjustments will be given after purchase.
All merchandise is sold AS IS, WHERE IS, with all faults and without warranty or guarantee. Please carefully inspect, measure, and, when possible, test items before purchasing.
Descriptions, dates, materials, maker identifications, measurements, condition comments, and other information are provided in good faith as a courtesy but are not guaranteed. Buyers are responsible for conducting their own inspection and determining whether an item meets their needs.
Items described as tested or working were functioning when checked; continued operation cannot be guaranteed after purchase or removal.
Photos are provided as a preview of the sale. Items shown may be priced individually, moved, sold before your arrival, withdrawn from the sale, or unavailable. Decorative staging items are not necessarily included unless separately priced.
No early sales, private previews, advance holds, or advance price information unless specifically announced in the listing.
Entry is first come, first served. The number of shoppers permitted inside the home may be limited for safety and security.
Prices are firm when the sale opens. Any discounts will be announced at the seller’s discretion. Certain featured, high-value, consigned, or specially marked items may be excluded from discounts.
The seller reserves the right to accept or reject any offer, correct pricing errors, remove an item from the sale, or change a price before the item has been paid for.
No item will be held without full payment. An item is not considered sold until payment has been completed. Please do not remove, alter, or switch price tags or place your own “sold” sign on merchandise.
Large and heavy items must be removed by the buyer. Please bring sufficient help, appropriate tools, dollies, moving blankets, straps, and a suitable vehicle. Sale staff and family members cannot lift, disassemble, carry, load, transport, or deliver purchases.
Buyers are responsible for safely removing their purchases and for any damage caused to the home, property, merchandise, or another person while handling or moving an item.
Please measure furniture and doorways before purchasing. Dimensions listed in the advertisement are approximate and should be independently confirmed.
All purchases must be removed by the close of the final sale day unless a specific pickup arrangement is approved and documented at checkout. A receipt must be presented when returning to collect a paid item.
Delivery and shipping are not available unless specifically stated.
Please bring boxes, bags, newspaper, and other packing materials for fragile purchases. A limited amount of packing material may be available.
For security and ease of movement, large purses, backpacks, oversized shopping bags, and closed containers may not be permitted inside. Please leave them securely in your vehicle. Purchases may be collected near checkout while you continue shopping.
Children must remain with a responsible adult at all times. Please do not allow children to run, climb on furniture, or handle fragile merchandise.
No pets are permitted inside except trained service animals.
Please do not enter rooms, closets, cabinets, drawers, or areas marked Private, Not for Sale, Staff Only, or otherwise closed off.
No food, beverages, smoking, or vaping are permitted inside the home.
No public restroom is available.
Dixie Street is a very short, narrow street. Please park on Liberty St. and walk down unless loading purchases.
Please park legally and courteously. Do not block neighboring driveways, mailboxes, fire hydrants, intersections, sidewalks, alleys, or traffic lanes, and do not park on lawns. Follow all posted signs and directions from sale staff.
Please use care when entering and moving through the property. Steps, thresholds, rugs, uneven surfaces, narrow passages, and other household conditions may be present.
All persons enter the property at their own risk. The homeowner, family, estate, and sale organizers are not responsible for accidents, falls, injuries, theft, loss, or damage to persons, vehicles, or personal property.
Buyers are responsible for keeping track of their purchases, receipts, wallets, phones, keys, and other personal belongings.
Anyone engaging in unsafe, disruptive, disrespectful, destructive, or suspicious behavior may be asked to leave. The seller reserves the right to refuse entry or service when necessary to protect people and property.
Announcements and instructions provided during the sale take precedence over previously published information.
By entering the property or making a purchase, shoppers acknowledge and agree to follow these terms.
