>ALL SALES ARE FINAL, so please check your treasures diligently.
>We accept all major credit cards for purchases over $10., No credit card fees at this time. No checks..and as always Cash is King!
>Please pull tags on heavy pieces or furniture and bring to the front ASAP, otherwise walking around with a tag may not secure your purchase.
>1st Day of Sale is full price no exceptions, although we do welcome bids over 60% of original price to be dropped in our bid box, we will call winning bidders that eve.
>2nd Day is half off, unless marked otherwise, after 2pm offers will be considered but no previous holds on those purchases. Thank you.
NOTE: every sale agreement is different and we may not honor more than 1/2 off of certain items.
>We do not accept pre sales or pre-pricing before sale. Unless stated otherwise.
>We honor the marker system in our sale lines. Please be at in your spot within 10 minutes of opening.
>You may text 913-271-4971 during sale hours to purchase or inquire about an item, but we are busy during the sale and will reply when we are free.
>We do allow out of state purchases, but you must arrange your own shippers, we do have a preferred list of freight shippers and UPS that can be texted upon request.
>We are not responsible for accidents, whether on the exterior property or inside the house, nor is the home owner.
>PLEASE BRING YOUR OWN HELP TO LOAD LARGE HEAVY ITEMS and the proper equipment (no exceptions). We can refer our 5 star movers list upon request.
>All purchases must be picked up by 4pm on final day of sale, unless other arrangements have been made with us.
>There may be limited entry at certain sales. Please be patient as we are just trying to keep everybody safe.
>No food or drinks are allowed in the home.
>We reserve the right to check large bags/purses before exiting the sale. We encourage canvas shopping bags vs. large handbags, and keeping them folded when exiting is greatly appreciated. Though shall not steal...the sale proceeds help our clients pay for transition expenses and care for elders so please be kind!

This is a small cozy home PACKED FULL of treasures from Baccarat to Baker pieces. More details to come of descriptions and photos. We will have two medical beds w/mattresses that are for home use in like new condition (one was never used!) These will be allowed for pre-sale, please contact for more information after the 10th.
