*Cash is preferred
*Checks accepted for purchases totaling $100+ (with a photo I.D. and TWO additional forms of identification)
*Credit Cards for purchases totaling $100 or more with photo I.D. that matches credit card name;
a 5% convenience fee will be applied to ALL (no exceptions) credit card purchases.
-If a check is returned, a $40 RETURN CHECK FEE as posted at the cash register, will be incurred.
-I reserve the right to DENY acceptance of any check or credit card purchase .
-If ANY check becomes non-negotiable, legal documentation will be filed with the St. Louis County Prosecuting Attorney for investigation; subsequent arrest warrants may be issued by the police of the host municipality.
-Please obey the NO PARKING signs
-Please do NOT block resident mail boxes and driveways
-Please do not park your tires on resident grass--there is plenty of blacktop!
-Eclipse, LLC and its clients are not responsible for any accidents or parking tickets.
-AND, please BRING your own HELP to move heavy items.
-FYI: Many of us estate sale companies have formed a network by which we notify one another of persons passing non-negotiable checks, stolen credit card usage, any merchandise theft, suspicious customer behavior, etc. Please beware that we will prosecute to the fullest extent of the law.

Lucky for all of us that this Eclipse event is NOT out of this world...it's right here in St. Louis.
The ad has been updated since last week--many more photos have now been added.

Note: There is nothing for sale in the garage or basement (i.e., no hand or yard tools, hardware, etc.)
-Please schedule any professional movers NOW that you may need as EVERYTHING must be out of the home no later than Monday, August 28, because of a pending close date on the property.
Make your wish list.....and check it twice!
Now is the time to begin re-decorating for the upcoming holidays!
(There have been NO pre-sales and no advance showings---EVERYONE gets the same opportunity!)
Reminder:
-House is located on Litzsinger Road; there is NO parking in the driveway but you can drop off a guest and then go park across the street.
-Parking is across the street at WOOD ACRE ROAD, where a parking attendant will be stationed.
-(Wood Acre Road is a PRIVATE street but permission has been granted for customer parking.)
-When you purchase an item that needs to be picked up with your vehicle, you will be given a loading pass to show to the outside attendant to allow access to the driveway to temporarily park and retrieve your purchased item. Please give the loading pass to the attendant upon completion of the pick-up.
-Ladue Police will be patrolling the area.
-ENTRY and EXIT to/from the estate will be through the door to the RIGHT of the front door.

![Living Room: Two ivory/raspberry stripe wingback chairs are almost identical. The one on the left has Chippendale style legs and rolled arms while the one on the right has claw/ball feet and narrow flat arms. Both were upholstered by LUTTRELL UPHOLSTERING. Did you know that this style of chair was developed in England in the 1600's where cold weather made the roaring fireplace the gathering spot of the house? The original style was created to keep women warm as they lounged in the wingback chairs to protect their upper chests from cold drafts. The design gained popularity in the early 1700's and eventually morphed from a wooden chair to one with upholstery.
