Most of the items are in the basement and the garage. Be Aware there are steps to basement.
- Pick up day is Sunday Noon to 3:00 / WED pick up by appt. only / other arrangements may be considered
- Pay Pal FRIEND to FRIEND OR the fees can be included as balance due at pick up.
- CASH is accepted. Item will be marked Pending Pick UP. We reserve the right to sell to someone else IF you miss the PICK UP APPT
- Debit /Charge Card is being considered for payments over 200.00 . 9 % will e added to the sale. ( no exceptions). This form of payment has not been finalized yet.
- Email BIDS will be considered. If accepted , PAYPAL to secure purchase. If not able to prepay , we reserve the right to sell the item to another buyer.
- Family reserves the right to remove items from the sale.
- We / nor family is responsible for any mishaps, injuries or accidents or incidents on property.
- Limit Quantity to 10 shoppers in the home
- We require Mask and Respectfully Distancing . We want you to enjoy the sale but be considerate of others waiting to enter.
- Please bring your packing , bags / boxes and help to carry items out. Due to limited staffing available on site we cannot assist with carrying.
- Bring Tools, equipment as may be needed to remove purchased items.
There are a few steps to front door.
- All Items are sold in as-is condition. No Warranty or Guarantee on electrical items. NO returns NO Exchanges All Sales are final
- Items must be removed on day specified for pick up
- If special arrangements for removal are accepted by home owner and you are a no show for the pick schedule, the family has the right to cancel the purchase.
- FEES may be added to meet buyers for late pick ups
All items are sold AS-IS. No warranty or guarantee on mechanical or electrical items .
- Please respect the neighbors driveways, do not block or park in driveway. Police will enforce with tickets or towing
- The family reserves the right to remove items anytime.
- There are no bathrooms available.

This type of sale is new for us! So please bear with our learning curve to make it easy, and as fun as possible. We request that you review photos and info closely. Include a LOT number with all communications.
PICK UP DAYS will be: Sun. Noon to 3:00 AND appointment only on WED . Alternate times can be considered.
We will do our best to answer questions but please understand, due to time needed to field all of the emails in timely manor that we cannot guarantee followup before the item is marked sold.
- Each sale needs to be paid right away to secure the purchase. We can mark it pending for brief time to coord payment options . See notes below:
- PayPal Friend to Friend to avoid added fees. Service Fee can be applied at pick up if not friend to friend
- CASH is accepted . Items will be marked PENDING PICK UP.
- We reserve the right to sell to someone else if you miss the appointment for pick up.

- Pick up will be SUNDAY. Noon to 3:00. OR Monday is by appointment. unless other arrangements can be coordinated with family.
The first sale was in January to prepare for realtor & stager. This beautiful Ladue home sold quickly.
It is located near McKnight Rd. and Litzinger, 63124. Many more items added: Decor Items, Kitchen/ household and Garage. It is a non smoker / no pet home.
i ems are bundled with reasonable prices. We have provided as much info as able for each LOT. Most items are in excellent condition with normal wear or very minor damaged.
