LOCATION:  942 WEST ROLLINS, MOBERLY, MO

Terms:

1.  Buyer and Buyer's Agent(s) must have made all inspections prior to auction time.  The property sells "AS IS" with no guarantees and no contingencies.  Buyer will be operating on his own judgment.  There will be no improvements made to the property.

2.  Buyer will pay $2,500 down day of auction in escrow, with remainder due at closing within 30 days.

3.  Buyer and Sellers will sign a standard MAREP contract day of auction;  Sellers will furnish a Warranty Deed.  The cost of the Title Insurance and Closing Costs will be split equally between the Seller and the Buyer;  the Buyer will be responsible for Lenders Policy and all expenses pertaining to any loan.

4.  Real estate taxes for 2017 were $546, taxes will be prorated for date of closing.

5.  Seller has no knowledge of Lead-based paint in the housing but the house was built prior to 1978.  The Seller has no reports or records pertaining to lead-based paint and/or lead-based paint hazards in this housing.  Please refer to "Protect Your Family from Lead in Your home" pamphlet.  The Seller also has no inspections for Radon Gas or Methamphetamines/Controlled substances on this property but they do not think any exists.
