PAYMENT
Cash and all major credit cards are accepted.

ALL SALES ARE FINAL
All merchandise is sold as-is, where-is, with no warranties or guarantees. Please inspect items carefully before purchasing. No returns, refunds, exchanges, or credits will be issued.

LARGE ITEM REMOVAL
Please bring appropriate help, tools, and transportation for furniture and other large purchases. Poshlando staff may not be available to assist with moving or loading items.

SHOP AT YOUR OWN RISK
Please use caution while shopping. Poshlando Estate Experts and the property owner are not responsible for accidents, injuries, or damage to personal property occurring on the premises.

PLEASE RESPECT THE PROPERTY
Estate sales take place in private homes. Please be respectful of the home, property, neighbors, staff, and fellow shoppers.

NO BAGS / SECURITY POLICY

For security purposes, bags are not permitted inside our estate sales. This includes shopping bags, backpacks, totes, large handbags, and similar items.

Estate sales can become very busy, and many of the homes we represent contain jewelry, collectibles, sterling, designer merchandise, and other valuable items that may be small enough to fit inside even a small or clear bag.

For this policy to work, it must be applied consistently. Making exceptions for one shopper or one type of bag makes it difficult to enforce fairly for everyone.

If we ask you to leave a bag in your vehicle or check it at the front, it does not mean we believe you intend to take anything. It is simply a security procedure that applies to all shoppers.

These measures help us protect the property entrusted to us and allow us to continue offering high-quality and valuable merchandise at our estate sales. We appreciate your cooperation.

APPOINTMENT-ONLY & REGISTERED-ENTRY SALES

Some Poshlando Estate Experts sales require advance registration or an appointment. We may use this format because of HOA or community requirements, limited parking, access restrictions, security considerations, anticipated attendance, or simply because we believe limiting overall traffic will create a better shopping experience.

Registration or an appointment provides access to the sale during the applicable period. It should not be interpreted as a private shopping appointment, an exact entry time, or a guaranteed place in a specific order of entry.

We do not operate a minute-by-minute line-management system. Depending on conditions at the property, multiple registered shoppers may be admitted at the same time, and our team may allow entry as space and circumstances permit.

Appointment and registration times are primarily used to help us manage overall attendance, parking, community requirements, and the number of people expected throughout the day.

Our goal is to keep the sale organized and comfortable without creating an overly complicated check-in or line system.

PRE-SALES

Select large, high-value, or specialty items may occasionally be offered for purchase before the sale begins.

Pre-sale availability is determined solely by Poshlando Estate Experts and will be clearly noted on the individual item listing when applicable.

Unless an item is specifically designated as available for pre-sale, merchandise will become available when the estate sale officially opens.

PRICING & ITEM AVAILABILITY

While we make every effort to clearly identify merchandise included in a sale, estate sales take place in private residences and circumstances can change.

Poshlando Estate Experts reserves the right to designate any item as not for sale, including items located in restricted areas, belongings retained by the homeowner or family, or items that were inadvertently placed within a sale area.

An item being visible inside the home does not necessarily mean it is available for purchase.

Prices are established by Poshlando Estate Experts.

Removing, switching, altering, covering, or tampering with price tags is strictly prohibited and may result in immediate removal from the sale and exclusion from current or future Poshlando Estate Experts events.

Please ask a staff member if you have a question about an item or cannot locate a price.

GENERAL SALE POLICIES

Poshlando Estate Experts reserves the right to control admission, limit the number of shoppers inside the property, restrict access to certain areas, and ask any individual to leave when necessary for safety, security, property protection, or the orderly operation of the sale.

Sale procedures may vary depending on the home, community requirements, parking, security, occupancy, and the nature of the merchandise being offered.

Our goal is to protect the homes and belongings entrusted to us while creating a welcoming, organized shopping experience for our customers.
