General Sale Terms
All sales are final. No refunds, returns, or exchanges will be accepted under any circumstances. All items are sold as-is, where-is, with no warranties expressed or implied. Buyers are encouraged to inspect all items thoroughly before purchasing. Condition of items is as displayed on day of sale.
Pricing & Payment
All prices are set and marked on day of sale. Prices are non-negotiable until such time as the hosting agent determines otherwise. Accepted forms of payment are cash and Venmo only. No checks, credit cards, or debit cards will be accepted. Payment must be made in full before any item is removed from the property or before a pickup appointment will be scheduled. Receipts will be provided upon request.
Item Availability
All items are available on a first come, first served basis. No items will be held, reserved, or pre-sold prior to the sale. No early access will be granted for any reason. Items may not be placed on hold without full payment. The sale begins promptly at 11:00 AM and no early entry will be permitted.
What Is and Is Not Available
Only freestanding furniture, décor, accessories, and personal property items as displayed are available for purchase. All installed fixtures including but not limited to lighting fixtures, ceiling fans, window hardware, built-in shelving, appliances connected to utilities, and any item permanently affixed to the property are not available for sale and will remain with the home. Please do not remove or disturb any installed fixture or permanent feature of the property. Any questions regarding whether a specific item is available should be directed to a sale representative before purchase.
Removal of Purchased Items
Buyers are responsible for the removal of all purchased items. Removal may take place on the day of sale, Saturday May 9, 2025, between 11:00 AM and 4:00 PM, or by scheduled pickup appointment on a mutually agreed upon date and time following the sale. Payment in full must be received before a pickup appointment will be scheduled. No exceptions will be made.
Items remaining on the day of sale that have not been paid for in full by 4:00 PM will not be held and will be considered unsold. Paid items awaiting scheduled pickup must be removed within 7 days of the sale date — by Saturday May 17, 2025 — unless a separate written agreement is made with the hosting agent. Items not retrieved within this window will be forfeited without refund.

Buyers must bring their own packing materials, boxes, blankets, and tools necessary for disassembly and transport. No tools or packing supplies will be provided on site. Large or heavy items are the sole responsibility of the buyer to remove safely. The hosting agent assumes no liability for damage to items during removal or storage between sale date and scheduled pickup date.
Conduct & Access
All attendees enter the property at their own risk. Children must be supervised by a parent or guardian at all times. No pets are permitted on the property. The property is an active real estate listing — please treat the home and all surfaces with care and respect. Do not sit or lie on items that are not for sale. Do not access any area of the home that is not open to the public as part of the sale. The hosting agent reserves the right to refuse entry or remove any individual from the property at any time for any reason.
Liability
The hosting agent, seller, and Howard Hanna Allen Tate Real Estate assume no liability for accidents, injuries, or damages occurring on the property during the estate sale event. Attendees assume all risk associated with their participation in the sale and removal of purchased items. The hosting agent is not responsible for lost, stolen, or damaged personal property belonging to attendees.
