Bring Extra Muscle & Logistics: The vast majority of the furniture is substantial and heavy. Buyers must bring their own extra moving help, heavy-duty moving dollies, protective blankets, and tie-down straps.

Later Pickup Accommodations: If you purchase a large item but cannot transport it immediately, you are welcome to leave it secured on-site temporarily. We permit buyers to make special arrangements to pick up their items at a later, mutually agreed-upon time. All late pickups must be scheduled and authorized with us before you leave the property.

TERMS OF PAYMENT

Cash: Preferred for all transactions.

Digital Payments: Digital payments must be fully cleared and confirmed on-site before any furniture is moved.

No Personal Checks: Under no circumstances will personal or unverified business checks be accepted.

Deposits & Holds: To secure a high-value item for a later pickup, a non-refundable minimum deposit of 50% is required immediately. The remaining balance must be paid in full using cash or digital payment before or at the exact time of extraction.

All Sales Final: Every item is sold strictly "As-Is, Where-Is". There are no warranties, no guarantees, no refunds, and no exchanges. Please inspect your items thoroughly before completing your purchase.

Indemnity and Release from Liability:

By purchasing items from this estate sale and/or entering the property premises at 320 Algonquin Road, Franklin Lakes, NJ, the Buyer/Entrant expressly agrees to assume all risk of property damage and personal injury associated with the handling, loading, moving, and transporting of any purchased goods. The Buyer/Entrant hereby fully releases, acquits, and forever discharges the Homeowners, Estate Sale Coordinators, Agents, and Employees from any and alll claims, demands, damages, actions, or causes of action arising out of, or in any way connected to, the moving of furniture or items from the interior of the home, across the property, or onto transport vehicles. The Buyer/Entrant assumes full liability for any structural damage caused to the estate's walls, floors, doors, or landscaping by themselves or their hired moving help during the extraction of purchased items, and agrees to indemnify the sellers against any third-party claims arising therefrom. All items are sold strictly As-Is, Where-Is" with all faults and all sales are final.
