�� DEMOLITION SALE TERMS & CONDITIONS ��

By purchasing, buyers agree to the following:

�� ALL SALES ARE FINAL. No refunds, returns, exchanges, or warranties. All items are sold AS IS, WHERE IS, with all faults. Please inspect condition, measurements, completeness, and suitability before purchasing. Operation of appliances, hot tubs, HVAC equipment, and other systems is not guaranteed.

��️ PAYMENT BEFORE REMOVAL. Items must be paid for in full before dismantling or removal begins. A purchase covers only the specific item identified at checkout—not surrounding materials, accessories, or connected components unless expressly included.

��️ BUYERS HANDLE REMOVAL. Buyers are responsible for labor, tools, packing, loading, transportation, and any qualified contractors needed. Bring adequate help and appropriate equipment. Do not assume staff will be available to dismantle, lift, or load purchases.

⚠️ STAFF APPROVAL REQUIRED BEFORE DISMANTLING. Everything from the shrubs to the shingles is offered for sale, but purchasing an item does not authorize immediate removal. All attached items must be removed according to arrangements approved by B&B Estate Sales. No cutting, digging, climbing onto roofs, opening walls, or removing structural components without express approval.

⚡ UTILITY CONNECTIONS REQUIRE QUALIFIED PROFESSIONALS. Electrical, plumbing, gas, and HVAC disconnections must be performed by appropriately qualified professionals, with licensing where required. Buyers may not cut live wires, disconnect active utility lines, or release refrigerant. Coordinate all shutoffs and disconnections with staff.

�� PROTECT THE PROPERTY AND OTHER PURCHASES. Removal must not damage items belonging to other buyers, neighboring property, or any materials designated to remain. Buyers are responsible for damage caused by themselves, their helpers, or their contractors.

�� CONFIRM YOUR REMOVAL DEADLINE BEFORE PAYING. Carry-out items should leave during sale hours. Larger or attached purchases require an agreed removal time. Do not assume access will be available after the sale. If you cannot meet the agreed deadline, contact B&B Estate Sales before purchasing.

�� USE CAUTION ON THE PROPERTY. Watch for uneven surfaces, stairs, sharp edges, exposed fasteners, and removal activity. Wear suitable footwear and protective equipment for your work. Keep children supervised and away from dismantling areas. Restricted areas are off-limits.

�� CLEAN UP AFTER REMOVAL. Buyers must remove debris created by their work and keep walkways clear. No dumping or leaving unwanted portions of purchased items without staff approval.

�� WE MAY STOP UNSAFE WORK. B&B Estate Sales may restrict access, pause removal, or require a different removal method if work creates a hazard or interferes with other buyers.

✅ ASK BEFORE YOU BUY. Buyers are responsible for confirming what is included, how it can be removed, and when it must leave. Please speak with our team before purchasing any attached fixture, landscaping, equipment, or building material.
