Entry is first come, first served. Please form a single line at the entrance. Management may limit the number of customers inside at one time for safety and security. No place-holding, line cutting, or unofficial sign-up lists will be honored.

By entering the premises and/or purchasing any item, you agree to the following terms:

All Sales Are Final
All merchandise is sold AS IS, WHERE IS, with no warranties or guarantees, express or implied. Please inspect all items carefully before purchasing. No refunds, returns, exchanges, credits, or chargebacks will be accepted except where required by law.

Condition & Descriptions
Descriptions, labels, measurements, ages, materials, authenticity, and condition assessments are provided as a convenience only and are not guaranteed. Buyers are responsible for conducting their own inspection and determining an item's condition, authenticity, completeness, and suitability before purchase.

Pricing
Prices are set by the sale company. Do not remove, alter, switch, or tamper with price tags. Items without tags must be brought to a staff member for pricing. Management reserves the right to correct pricing errors or withdraw any item from the sale prior to payment.

Payment
Accepted payment methods will be posted at the sale. Applicable sales tax will be collected unless the buyer provides valid resale or tax-exemption documentation before checkout. Merchandise is not considered sold until payment has been completed.

No Holds Unless Approved
Items will not be held without authorization from staff. Any approved hold may require full payment or a non-refundable deposit.

Removal of Purchases
Buyers are responsible for the safe removal, loading, transportation, and handling of their purchases. Staff may decline to assist with moving or loading items. Buyers should bring appropriate help, tools, vehicles, packing materials, and equipment for large or heavy purchases.

Damage During Removal
Buyers are responsible for any damage they or their representatives cause to the property, merchandise, fixtures, landscaping, or other persons while removing purchases.

Pickup Deadline / Abandoned Property
Unless otherwise agreed in writing, all purchases must be removed by the stated pickup deadline. Items remaining after the deadline may be considered abandoned and may be disposed of, donated, resold, or otherwise handled at management's discretion, to the extent permitted by applicable law. No refund will be issued for abandoned purchases.

Personal Property & Safety
Please use caution while entering and moving throughout the property. There may be stairs, uneven surfaces, low ceilings, outdoor terrain, or other ordinary property hazards. Children must remain supervised at all times.

Entry & Conduct

Management reserves the right to refuse entry or service and to remove anyone engaging in unsafe, disruptive, threatening, dishonest, or inappropriate behavior. Theft, tag switching, concealment of merchandise, or intentional damage may be reported to law enforcement.

Bags & Large Containers
Management may restrict large bags, backpacks, boxes, or other containers inside the sale area and may establish reasonable checkout procedures intended to protect merchandise and property.

Accidents & Injury
Visitors are expected to exercise reasonable care while on the premises. To the fullest extent permitted by law, the estate, property owner, and sale company are not responsible for injury or loss resulting from hazards that are open, obvious, or outside their reasonable control. Nothing in these terms is intended to waive liability that cannot legally be waived.

Lost or Stolen Property
The estate and sale company are not responsible for personal belongings that are lost, stolen, misplaced, or damaged while attending the sale.

Photography / Security
The premises may be monitored by security cameras. Photography or recording by customers may be restricted at management's discretion.

Disputes
Any concern regarding a purchase must be brought to management's attention before leaving the premises whenever reasonably possible. These terms are governed by the laws applicable where the sale takes place.

Management's Decision
Management reserves the right to modify sale procedures, limit quantities, withdraw merchandise, correct errors, or resolve disputes when reasonably necessary to operate the sale safely and fairly.
