PROPERTY & PARKING INFO:
-THE PROPERTY IS LOCATED ON THE DOWNSLOPE OF A SLIGHT HILL. PLEASE FOLLOW POSTED SPEED LIMITS.
-THERE IS NO ON-SITE PARKING. YOU WILL NEED TO PARK EITHER UP THE STREET OR DOWN THE STREET.
-THE DRIVEWAY IS FOR LOADING AND UNLOADING ONLY. PLEASE DO NOT PARK THERE.
-ONCE YOU SIGN UP, MORE DETAILED PARKING AND ADDRESS INFORMATION WILL BE EMAILED TO YOU.
-YOU WILL HAVE TO WALK A SHORT DISTANCE UP OR DOWN A SLIGHT HILL TO THE PROPERTY ENTRANCE. PLEASE WATCH OUT FOR TRAFFIC AND USE CAUTION. THERE IS NO MAIN SIDEWALK, JUST THE ROAD SHOULDER.
-LOOK FOR OUR ATTENDANT AT THE DRIVEWAY OR ON THE ROAD. FOLLOW ALL INSTRUCTIONS OR SIGNS.
-PLEASE BE QUIET AND RESPECTFUL OF THE NEIGHBORHOOD.
-PLEASE CONSIDER CARPOOLING. YOU CAN BRING ADDITIONAL GUESTS IN YOUR CAR WITHOUT THEM SIGNING UP, BUT MAKE SURE YOU LEAVE ROOM FOR YOUR HAUL. :)
PAYMENT:
WE TAKE CASH, CREDIT CARD, VENMO, AND CASH APP
CREDIT CARD, VENMO AND CASH APP PURCHASES WILL INCUR A 3% PROCESSING FEE.
LARGE ITEM PICK UP:
IF YOU PURCHASE FURNITURE, PICK UP AT A LATER DATE CAN BE ARRANGED.
SAFETY:
-Enter at your own risk. Thompson's Estate Services is not responsible for accidents, injury or other on this property or in the neighborhood.
-Please use caution walking on this property as it has areas of uneven surfaces, slippery surfaces, muddy ground, etc.
-Please use caution in the house: This property was hoarded and there is dust, dander, dirt, some dog smell and general property decline.
-We have closed off areas of the property for safety reasons. If a sign says "DO NOT ENTER", please do not enter for your own safety.
-Bring gloves, wear sturdy shoes, be prepared for rain.
-WEAR A MASK if you are sensitive to dust, must and smells. WE RECOMMEND IT.
Please be mindful and do not block driveways, other cars or street traffic.
Please bring helpers and an appropriate vehicle to assist you with moving and hauling any large items. Pick-ups for a later date (Sunday, etc.) are possible with a deposit or full payment.
We accept all major credit cards, venmo and charge a 3% fee for those payment options. We accept Cash of course. No checks will be accepted. No valuables left on-site. Caretaker on-site. Property is monitored.
We will consider reasonable offers made and Sundays are always 50% off. Fine Jewelry is typically only 30% off on Sundays. However, Some items may be on reserve price or open to bids.
Attending a sale is a voluntary act and Thompson’s Estate Services, LLC and the homeowner are not responsible for any accidents that may occur on the premises during the sale.
ALL ITEMS SOLD AS-IS. NO RETURNS ACCEPTED.
Depending on the size of each property, we may restrict the number of shoppers inside at one time.
If you are sick, please stay home and feel better. We will have plenty of other sales in the future that you can join us at.
Please be aware and compassionate that we are usually having a sale for a family that recently lost loved ones. As such, sometimes our clients decide last minute to withhold certain items for sale due to sentimental reasons. Although we try our best to photograph only what is available to sell, sometimes things get missed. Thanks for your understanding.
