With over 20 years experience in the resale market, we do our best to assign every item in the house with its FAIR MARKET VALUE.
We can't know everything, and we don't always get it right, but it's good to remember that everything in our sales has TWO PRICES!
Prices are firm on opening days of the sale, but on the last day (Sunday) everything that's left priced $50 and under is 50% Off. If an item priced OVER $50 doesn't sell for the full price, it will be sold to the highest offer, or "bid."
Download our SmartPhone app "Empire v.5" to place bids on any item over $50 -- check out the item in person at the sale, place your bid on the Empire v.5 app from the sale or from home any time of the day or night! But be sure to get your bids placed BEFORE 1:00PM on SUNDAY. If the item doesn't sell for full price, and your offer is the highest, you'll be notified by text and email with instructions to come pick it up! We always want to sell EVERYTHING in the house! That either happens at our prices... or yours!

Shoppers - will need your patience & good manners 🥰. Art scrolls & mirrors are hung from high picture rails & will take two & gentle care to remove. 

Inside: High end art, collectibles: two original antique oil paintings, Japanese deco, tansu chests (5), antique Persian wool rugs 4+, Japanese wall scrolls,

Stickley drop front desk, bronze urns, vases galore, vintage tins. China, glass, linens. Bose wave radio III, Bose wave sound system. 

Clothing, a few men’s suits/tuxedo. Women’s clothing small, some NWT. Diane Von Fustenberg, Talbots. 

Yard/Garden - gorgeous cast iron pots*,  concrete bird bath*, several large newer concrete planters*, patio set: metal bench/chairs. The long metal wheel chair ramp (for sale too). 

NOT IN SALE: lps, coins, jewelry or food. 

*Some items are extremely HEAVY you will need to bring help to move. Please plan ahead. We have one average dolly but if you are planning on a larger concrete item, you may want to bring your own larger one.
