All items are offered "AS IS AND WHERE IS" in units of measure as announced and described. Buyers shall rely on their own inspections. Michael A. Yancosky reserves the right to group, modify, increase, diminish or delete items/lots at his discretion. Upon the award of purchase, title and all risk of loss, damage to or destruction of the purchased item passes to the purchaser. Michael A. Yancosky will have no liability whatsoever for any personal injury or accidents that may occur. Buyers will NOT be permitted to drive up the driveway. Must walk onto property by using driveway. Please be mindful of parking and blocking neighbor's driveways. There will be parking available if weather permits in a yard down the street which is 4 houses away and it will be clearly marked "ESTATE SALE PARKING". Buyers will be permitted to enter premises by the order that they are in line prior to start time. Entrance and exit will be at the garage doors. Also please be mindful of NOT taking down the yellow caution tape or entering any areas or rooms that are blocked off. Items for purchase will be on the first floor (main floor), in the finished basement and the garage. Entering the upstairs floor is NOT permitted. Also there will be items available in the detached 2 car garage as well as outside on the driveway/sidewalk. There will be NO SMOKING once on property or in line. NO restrooms available for use. Buyers are strictly responsible for any items which are sold to them. All purchases are to be paid in full on the day of the estate sale and prior to removal from premises. No items may be removed until settled for in the manner announced. All items must be removed with the time announced at the time of sale, at the purchaser's sole cost and risk. All items will be tagged and priced. If you remove a tag, you assume ownership of that item and must pay for the item in the manner announced. Please take items to checkout and/or tags for the larger ones that you can't carry. Cash and major credit cards only, NO Checks, Venmo, Cash App or PayPal. When required by law, and applicable, sales tax will be added to the purchase price of all taxable items. All rights, privileges and powers reserved or granted to Michael A. Yancosky in the terms of the Estate Sale shall be deemed reserved and granted to HouseCallVintage, LLC employees, representatives, and all sellers for whom the items are being sold. Announcements made day of sale may take precedence over these Terms of Estate Sale or other printed material.
