The home is being sold with a very competitive reserve.

The buyer is responsible for all closing costs, inspections, appraisals, and surveys if needed. A $5000 non-refundable retainer fee is due at the acceptance of the high bid. This fee will be deducted at closing which is to occur within 30 days following the execution of the purchase/sell agreement.

A 10% buyer’s premium is charged on top of the winning bid to establish the sales price (a $50,000 bid gives a $5000 buyer’s premium and a $55,000 sales price)
