1. We receive many inquiries as to prices, dimensions and other details regarding the numerous items offered for sale each week. We are unable to reply to these many inquiries. The best way for you to make a decision on an item is to schedule an appointment to see it in person!
2. Bring a measuring tape and plan ahead for payment and prompt removal of your purchases. We do not offer removal, loading, or moving services, but can provide you with the names of third party moving companies if you cannot remove, lift or move your purchases yourself.
3. If you wish to leave a bid, we will require a credit card authorization. By submitting a bid, you agree to be charged if your bid is accepted. We do not provide storage so please be prepared to pick up your items by the end of the sale. We cannot be responsible for items which are not picked up by the last day of the sale.
4. Bring CASH and Packing Materials. Select your items carefully. EVERYTHING IS SOLD AS-IS! NO RETURNS! NO REFUNDS! NO EXCEPTIONS!
5. If you require a later pick up and the circumstances allow us to schedule a later pick up for you, there is a $25 fee charged for each item which is picked up after 5:00 pm on the last day of the sale.
6. NO CHILDREN, NO PETS, NO LARGE BAGS. NO EXCEPTIONS!
7. Enter the premises at your own risk. We are not responsible for accidents.

-- Homeowners Association rules limit the number of guests we can accommodate each hour during the estate sale.
-- If you are unable to schedule an advance appointment for Saturday or Sunday, we will have a dedicated phone line on each of those days. You may call that line and will be given the earliest available appointment time, address and directions to the home.
-- As always, please be mindful of the neighbors and do not block driveways or the cul de sac.
It's a little extra work for all of us, but we are trying to make this as easy as possible for you while also respecting the neighbors and Homeowners Association rules. Thank you for your understanding and cooperation.
