Uniformed Harris County Constable Security will be provided during all business hours of sale.
All purchases must be paid in full on the day of purchase, before any item can be packed or leave the premises.
ALL SALES ARE FINAL. NO REFUNDS. No guarantee or warranty is made for condition or description of any item.
Payment can be made only by cash, Zelle or Venmo.
8.25% Texas sales tax will be added to all purchases, unless you are tax exempt & the holder of a valid Texas Resale number and can leave a copy of completed certificate with JW Estate Sales. We do not have blank tax exempt forms.
A closing time of 4pm each day will be adhered to; So, a “last call” for completing shopping will be announced 15 minutes before closing to avoid a
checkout time problem.
No children ( we love children, but there are too many breakables in this collection and there is very limited space in this residence)

No public restroom facilities are available.
No food or drinks are permitted in the residence.
Because of the limited first floor space, it may be necessary to restrict entry to a manageable group of buyers at various times each day. This is generally
the case at the opening of each sale day. If you are asked to wait outside until there is room, please be tolerant of this request.
All large item purchases must be removed by closing time on the last day of the sale. Pickup & delivery arrangements of large items are to be made by
purchaser. We will be happy to recommend a choice of firms.
Packing materials & boxes are the responsibility of the purchaser. Please bring your own packing supplies

This is an exceptional Estate liquidation Sale of an elegant fully furnished 3 story 3500 sq. ft. townhouse, located in west Montrose, near Fairview & South Shepherd, just east of River Oaks. The deceased owner of the estate, Dr. Thom Mendez, a noted published medical author, was a world traveler, an avid collector of art, sculpture, antiques, Chinese & Asian artifacts, crystal, jewelry, art glass, Murano, Daum, Lalique; over 65 pieces of gold, diamond and semi-precious stone jewelry, including a 5 ct. Emerald, diamond and 18 Kt. gold man's ring and so much more.
