The location is between Ponder and Justin TX, west off of 156 about 2 miles in the historic area of “Dish, TX”. The drive in is lovely and will require a partial gravel road to enter and exit. There is also an incline to be mindful of when entering and exiting. This location is best suited for vehicles that are not too low to the ground.  Follow the pink signs and one of our team will be at the gate to let you in. This may not be a good sale to drive your sports car if you are going fast. Plenty of parking for trucks and trailers.

The BIGGEST Acorns in Texas. There is a massive oak tree next to the home and the acorns are falling! Watch your step and your cranium. Yes, feel free to collect the acorns and take them home with you. This is a country setting and as mentioned, there is wildlife. We are not responsible for any accidents or injuries, please watch your step.

This is a PACKED estate and filled to the brim!

We will try and have help moving items on Friday and Saturday only. Please tip those helping you.

The gate will open at 8:00AM all three days. Please Park behind the orange cones in the field. There will be a sign-up sheet on a table near the parking area. Please sign in (one person per line) and be back in line 10 minutes before we open. This sign in sheet allows you to secure your place in line and then wait in your vehicles. We are limiting 30 people inside the home at a time.

Guidelines for our sale:
Availability of Items:
Unless an item is listed as “pre-sell”, we do not give pricing or availability of items over the phone or email.

Limit of Persons:
We do limit the number of people into our events based on the size of the home and items inside. Limit 30 persons inside at any time. Some rooms and areas will have additional limitations as well. Please read our signs to keep the flow of the sale moving smoothly.

CHILDREN ARE ALLOWED WITH A PARENT OR GUARDIAN. Children MUST be with you at all times. Chemicals, Knives, Steps, Wildlife exist in this location.

Tax Exempt:
Are you sales tax exempt? You must provide us with the proper pre-printed forms with all your information. We Do Not provide these forms, nor do we keep them on site. If you do not bring them, we will assess the current sales tax to your purchase. Thank you for helping us in keeping the cashier line moving quickly.

Payment Options:
Designer Handbags/Accessories/Clothing/Sterling, Artwork and other higher value items require a U.S. Currency Cash payment or wire transfer only. We accept cash and credit/debit over $50. If under $50, we assess a 10% surcharge on credit card transactions. No Checks accepted. We reserve the right to refuse any cash/credit or debit cards without proper photo ID. Some purchases may require a time delay if a credit card is used, before we hand the item (s) over to you. Gold/Diamond/Sterling items are cash only. Vehicles are cash or bank to bank wire transfer only.

No Warranties:
All items are to be considered used. No refunds or exchanges of any kind. All items AS IS, WHERE IS. No items have been authenticated and no guarantees are spoken, written or implied. Please know before you buy.

Moving/Packing Items: There may or may not be someone on site to help load items. He assists for tips and we ask you to be thoughtful of his service.  

Purses/Handbags/Bags:
No purses, handbags, briefcases, backpacks or such are allowed inside our sales. Please, DO NOT BRING THEM TO THE ENTRANCE. Security will kindly turn you away from the door. Small cross body or waist/ pouch holders are allowed to carry your wallets and such. Large bags can knock items over and break them, also…Yes, people steal. We don’t think you do, but others not as kind do and we must set this rule into place.

Bathroom Facilities:
No restrooms available. Seriously, there is NO restroom available for public use.

Safety:

Please be aware of your surroundings and physical limitations. This location does have a ramp for wheelchair access. We are not responsible for any accidents or injuries. Please be mindful of your environment at all times. This estate is located in the country where are forms of wildlife exist. Also, multiple levels of steps and thresholds exist.

Parking:
Please do not block driveways and mailboxes and be mindful of the parking ordinances.  

 Holds:
Any items you ask us to hold must be purchased by you. We do not allow you to hold items as you shop, only to come back and sort and decide. IF you hold an item in your arms or our holding areas, you have agreed to purchase. We reserve the right to ask for immediate purchase of any items held.
