EDLOE GLADES ONLINE ESTATE AUCTION – TERMS & CONDITIONS

IMPORTANT – PLEASE READ BEFORE BIDDING
By registering and/or placing a bid in this auction, you acknowledge that you have read, understand, and agree to be legally bound by these Terms & Conditions.

ALL ITEMS ARE SOLD AS-IS, WHERE-IS, WITH NO WARRANTY EXPRESSED OR IMPLIED. ALL SALES ARE FINAL.

AUCTION BASICS
13% Buyer's Premium will be added to all purchases.
Applicable Virginia state and local sales tax will be added unless a valid tax-exemption certificate is provided.
A valid credit/debit card is required to register and are subject to a temporary authorization hold of $1.00
All bids are final once submitted.
The highest successful bidder is responsible for payment and pickup of all items won.
Inventory is subject to change.
ITEM CONDITION & DESCRIPTIONS
This is an estate auction consisting primarily of used and previously owned personal property.

Items may show signs of age, use, wear, scratches, dents, stains, odors, damage, missing pieces, repairs, or other imperfections.

Descriptions, photographs, measurements, model numbers, quantities, and condition statements are believed to be accurate but are not guaranteed.

It is the Buyer's sole responsibility to inspect each item and determine its condition, completeness, authenticity, size, quantity, and suitability before bidding.

Failure to inspect an item does not provide grounds for cancellation, refund, or adjustment.

PREVIEW
A scheduled preview will be held on Friday September 11 from 10 AM - 2 PM.

T&T Realty & Auction strongly encourages bidders to attend preview and personally inspect items before bidding.

Photographs may not accurately show an item's condition, size, quantity, completeness, or overall appearance.

BIDDING
Bidders must be registered before placing a bid.
By placing a bid, you agree to these Terms & Conditions.
Bids cannot be removed or cancelled once placed.
Bidders are responsible for confirming the lot number before bidding.
You are bidding on the item or items identified by the applicable lot number and description.
Other items may appear in photographs but are not necessarily included in the lot.
Contact T&T Realty & Auction before bidding if you believe a catalog error exists.
The Auctioneer reserves the right to establish bidding increments, accept or reject bids, correct catalog errors, combine or separate lots, add or remove items, establish reserves or minimum bids when applicable, and modify closing times when necessary.

SOFT CLOSE / AUTO-EXTEND
This auction utilizes a soft-close / auto-extend system.

If a bid is received during the final 60 seconds before a lot closes, the closing time will automatically extend by 30 seconds to allow additional bidding.

Bidders should not wait until the final seconds to bid. Please use the MAX BID feature.

Internet connection issues, device problems, or delayed notifications are the bidder's responsibility.

PAYMENT
Payment must be made by 1:00 PM on September 12, 2026 to avoid at 10% late fee.

Accepted forms of payment may include:

Cash
Approved check
Wire transfer
Credit/debit card
A 4% processing fee will be added to credit/debit card payments.

Payment instructions may also be provided through the emailed winning-bidder invoice.

Registration and bidding constitute a legally binding agreement to pay for all items won.

Failure to pay may result in suspension of bidding privileges and collection action. Buyers may be responsible for reasonable collection, legal, transportation, storage, or related expenses where permitted.

WINNING BIDDER NOTIFICATION
Winning bidders will normally receive an emailed invoice following the auction.

If you believe you won an item but did not receive an invoice, contact T&T Realty & Auction promptly.

Please review your invoice carefully for payment and pickup information.

ONSITE PICKUP & REMOVAL
All auction purchases will be picked up onsite at the estate during the scheduled pickup period, with the exception of firearms. All firearms must be picked up and transferred through Amherst Arms after completion of the required background check and transfer process.

Buyers are responsible for bringing:

Adequate help for loading
Appropriate vehicles and trailers
Boxes and packing materials
Dollies, hand trucks, tools, straps, and other necessary equipment
T&T Realty & Auction staff are not guaranteed to provide loading assistance.

Removal is at the expense, liability, and risk of the purchaser.

Buyers are responsible for any damage they cause to the property, buildings, grounds, auction items, or other property during removal.

Purchases will not be released until applicable payment requirements have been satisfied.

PICKUP DEADLINE
All non-firearm purchases must be removed during the scheduled onsite pickup day Saturday September 12, 2026 from 9 AM - 1 PM unless prior arrangements have been approved by T&T Realty & Auction.

If you cannot attend the scheduled pickup, contact T&T Realty & Auction as soon as possible.

Alternative pickup arrangements are not guaranteed and may be subject to additional fees.

Items not removed within the required timeframe may be considered abandoned and may be removed, stored, disposed of, or resold at the discretion of the Auctioneer and/or Seller.

Storage, labor, transportation, disposal, and alternative-pickup fees may apply.

FIREARMS
A small number of firearms are included in this estate auction.

Firearms are sold AS-IS, WHERE-IS, with no warranty regarding condition, operation, safety, or suitability for use.

ALL FIREARMS PURCHASED THROUGH THIS AUCTION MUST BE PICKED UP AND TRANSFERRED THROUGH AMHERST ARMS, 4811 S. AMHERST HWY, MADISON HEIGHTS, VA 24572.

Firearms will not be released at the estate pickup.

The successful bidder must:

Be legally eligible to purchase and possess the firearm.
Complete all required transfer paperwork.
Provide all required identification.
Successfully pass the required background check.
Pay all applicable transfer fees.
Amherst Arms will charge the successful bidder a transfer fee of:

$35 for the first firearm
$10 for each additional firearm
Winning and paying for a firearm does not guarantee that the firearm can be released to the purchaser.

If the successful bidder cannot legally complete the transfer or does not pass the required background check, T&T Realty & Auction LLC and the Seller are not responsible for the bidder's inability to take possession of the firearm.

Any firearm shipping, if available, must be completed through an appropriate licensed firearms dealer and at the purchaser's expense.

PHOTOGRAPHS & LOT CONTENTS
Photographs are provided to assist bidders in identifying auction lots.

Do not assume everything visible in a photograph is included in the lot.

Bidders should rely on the lot number, catalog description, and their own inspection.

If you are uncertain about what is included, contact T&T Realty & Auction before bidding.

MISSING ITEMS / PICKUP DISCREPANCIES
Buyers should verify their purchases before leaving the pickup location.

If an item or part of a lot appears to be missing, notify onsite auction staff before leaving the premises.

Claims regarding missing pieces, quantity, or condition may not be accepted after the purchaser has removed the lot from the property.

ABANDONED ITEMS / DELINQUENT ACCOUNTS
The Auctioneer and/or Seller may remove, store, resell, or dispose of items that are not paid for or removed within the required timeframe.

The purchaser may be responsible for collection costs, legal expenses, transportation, storage, labor, disposal costs, and other reasonable expenses associated with delinquent accounts or abandoned items.

ALL SALES ARE FINAL
There are no returns, refunds, or exchanges.

Bidding on the wrong item, changing your mind, failing to inspect an item, or later determining that an item does not meet your needs does not relieve you of your responsibility to complete the purchase.

Inspect before you bid and bid accordingly.

AUCTIONEER'S RIGHTS
T&T Realty & Auction LLC reserves the right to:

Add or remove items.
Correct catalog errors.
Split or combine lots.
Establish or change bid increments.
Accept or reject bids.
Establish reserves or minimum bids when applicable.
Extend or modify closing times.
Change preview or pickup schedules when necessary.
Cancel, suspend, postpone, extend, or reschedule individual lots or the auction.
Announcements and catalog corrections made by the Auctioneer shall take precedence over previously published information.

ONLINE AUCTION PLATFORM
Internet bidding is provided as a convenience.

T&T Realty & Auction LLC does not guarantee that the auction platform, internet connection, notifications, software, or related technology will operate without interruption or error.

Technical issues experienced by an individual bidder do not automatically invalidate an auction result or require a lot to be reopened.

LIABILITY
To the fullest extent permitted by law, the liability of the Auctioneer and Seller regarding a purchased item shall be limited to the amount actually paid for that item.

Persons attending preview or pickup enter the property at their own risk and are expected to exercise reasonable care.

FINAL ACKNOWLEDGMENT
BY REGISTERING AND/OR PLACING A BID, YOU ACKNOWLEDGE THAT YOU HAVE READ, UNDERSTAND, AND AGREE TO THESE TERMS & CONDITIONS.
