Estate Sale Terms & Conditions:

IMPORTANT NOTICE
ENTER AT YOUR OWN RISK.

By entering the property, you acknowledge and accept all risks associated with attending the estate sale. The homeowner, estate, and staff are not responsible for accidents, injuries, lost personal property, or any liability that may occur before, during, or after the sale.

Payment Methods:

Cash, Venmo, and Zelle only.
No credit cards, debit cards, or personal checks will be accepted.
We may be unable to make change for large bills on small purchases.

Entry Procedures:

· No early birds. The address to the sale will be listed one hour before the sale starts on the first day. A sign-up sheet will be placed outside the home at that time and will be used to determine the initial order of entry.
· No other sign-up sheets, lists, reservations, or place-holding methods will be honored.
· Signing up is not required to attend the sale; shoppers may arrive at any time during sale hours.
· Entry may be limited to control the number of shoppers inside at one time.
· No sign-up sheet will be used on subsequent sale days.

Sale Policies:

· Discount Schedule: No discounts on Day 1. Items are 25% off on Day 2 and 50% off on Day 3, unless otherwise marked.
· Large furniture items may be available for pre-sale; all other items are sold first-come, first-served during sale hours.
· All pre-sold or purchased large furniture must be removed by the end of the final sale day. Buyers are responsible for all labor, equipment, and transportation.
· Items are priced based on market research and estate expectations and are generally below retail. Estate sales are not garage sales.
· If an item is unmarked, please ask staff for assistance.
· Staff do not negotiate prices.
· Pricing information will not be provided prior to the sale, and items and pricing are subject to change without notice.
· All sales are final and items are sold AS IS, WHERE IS, with no warranties, returns, refunds, or exchanges.
· Piling, hiding, or reserving merchandise is not permitted. Hold tables may be available for convenience; however, staff is not responsible for watching, protecting, or monitoring items left on hold tables.
· No public restrooms, food, or drinks are permitted.
· No large purses, shopping bags, or totes allowed inside. All bags, boxes, purses, and containers are subject to inspection.
· Shoplifters will be prosecuted.

Parking & Property Rules:

Do not block driveways, mailboxes, sidewalks, fire lanes, or neighboring properties.
Observe all posted signs, both inside and outside the property.
Closed, taped-off, restricted, or marked areas are off-limits at all times.
Entry through side doors, back doors, garages, or other unauthorized entrances is prohibited.

Courtesy & Conduct:

Please remember that you are a guest in someone's home.
We respectfully ask all attendees to:

Treat the home, staff, neighbors, and fellow shoppers with respect and follow all posted signs and staff instructions.

Be patient while waiting in line, checking out, or asking questions. Waiting in line is part of the process and does not guarantee special treatment.

Do not make disparaging comments about the estate or its contents; family members may be present.

Keep small children under close supervision at all times.

Do not move, alter, or disturb displays or merchandise.

Report any suspicious activity, safety concerns, or unusual behavior to staff immediately.

Avoid arguments, aggression, or confrontations. Disruptive behavior may result in removal from the sale.

The liquidator reserves the right to refuse service, limit access, remove merchandise, or modify policies as needed to maintain safety and order.
