Sales Tax: We charge the appropriate amount of sales tax for the city where the sale is being held. If you are a re-seller and qualify for sales tax exemption, you are responsible for providing your paperwork.
No Pre-Sales. We never offer pre-sales; everything you see in the images will be there at 10am on June 23rd. At 2pm the on June 22nd we will put out an official sign-up sheet (Due to the location of this sale, and since we will be on-site, sale attendees can text Alexa at 425-286-3313 to put their name on the list, no earlier than 2pm on June 22nd; names will be added to the list in the order they are received). We will only recognize our official sign-up sheet, and take images of it regularly. People will be admitted in the order of the sign-up sheet.
Holds. We provide a large "Hold Area" at all our sales. We request that buyers place their items in that hold area, where we will label them will post-it notes with their name and the time. Items can be held for up to 45 minutes (it's fine to keep shopping after that, but we request you either settle up for your items on hold or place them back into the sale after 45 minutes). After items are purchased, we request that they be promptly packed and removed from the hold area to free up the space.
Discounts. As I mentioned earlier, we invest time and effort to ensure our pricing is fair and current-market realistic. We encourage buyers to bundle together more items to get the best possible deal. Generally speaking, this is the format of our sale pricing and discounts:
**Day 1: We do not offer discounts in the first 90 minutes of the estate sale (often there are multiple buyers at the beginning of the sale who desire the same item, so please only place something on Hold in the first hour if you're prepared to pay full asking price). After the first 90 minutes of the sale, we will be open to discounts 10-25% (the more you buy, the closer to 25% off!).
**Day 2: We offer a 25-50% discount from the marked price- the more you buy, the closer to 50% off!
**Day 3: Deals Day! We offer a 50-75% discount from the marked price- the more you buy, the closer to 75% off!
Security. Address will be revealed 24 hours before sale begins. Please be aware that this property is monitored, the neighborhood is vigilant, and our team members will be on-site in the days leading up to the estate sale. ***During the estate sale both entrances will be monitored by a team member, who will inspect sales receipts***
Anything purchased must be removed before the end of the sale on Sunday at 3pm. No holds without full payment. If it is not removed by 3pm Sunday, it will be forfeited.

Antique 1800s and 1900s Lamps. Do you love lamps??? This collection will astound you. Many highly collectible and rare working-condition antique electric lamps, dozens of kerosene lamps, dozens of lamp bases, dozens of lamp shades, dozens of candelabras/candleholders (incl. candle holders, small shades, and attachments), and thousands of lamp parts, beads, fringe, and décor pieces. This estate comes from the owners of "Brass Lamp Antiques" in Snohomish, WA. They collected, repaired, and restored lamps for decades.
Kerosene Lamps and lamp parts from late 1800s and early 1900s attributed to makers including B&H (Bradley Hubbard), B.H. Duplex, B&P P&S (Pass Seymour), E.M. Duplex, Apollo Duplex, Miller,
Electric Lamps from 1910s, 1920s and 1930s, including many spelter or bronze figural lady lamps, with beautiful decorative glass or beaded shades in excellent condition. Several lamps attributed to makers including Julien Causse, Weber,
Lamp Shades made from pressed brass and many different types including mushroom, cone top, paneled, and lotus or flower shaped glass shades. Materials include punched brass, Cased glass, and Slag glass. Colors and patterns include fleur de lis, floral, leaves, flowers, branches, dragon, geometric, yellow, pink, green, red, cranberry, gold, clear, frosted, lavender, purple, and tan or beige. Includes an Aladin Artichoke Shade, shades attributed to Handel, and multiple cased shades by Tam-O-Shanter.
Antique lamp and candelabra decorative beads, fringe, and fabric shades including thousands of colorful Czechoslovakian beads (bulb cover beads, strings of beads, beads fringe, and loose beads).
Art Deco and Art Nouveau Statues and Art. Styles and attributed makers include; Julien Causse, Hennecke & Co, Casper, orientalist terracotta sculpture marked Uriela of Cologne (originating in Germany), art nouveau/parlor bust statue of Circe.
Americana and Ephemera from 1880s to 1950s. Kitchen, calendars, advertisements, medicines, beauty products, prints, and so much more! Victorian era, early 1900s, booming 20s, art deco, art nouveau, depression era, and midcentury!
Dolls and Toys from late 19th and early 20th century. Very large collection of dolls ranging from antique bisque, paper mache, porcelain, and mid century plastics. Includes more later 20th century barbies and cabbage patch kid dolls as well. Clothes, miniatures, wind up toys, and more!
Antique and Vintage Clothes, Hats, and Mannequins. So many fabulous ladies vintage hats, clothes, dresses, and accessories. Beautiful midcentury and vintage mannequin heads with full make-up. Dress forms, gloves, purses, fabrics, lace, curtains, blankets and more!
Antique and Vintage Clocks. Beautiful clocks, many in a gilded age Art Nouveau style.
Massive Collection of Model (O Scale) Trains. HUGE collection, including a large track with mountains and bridges. Train engines, cars, cabooses, tracks, motors, tools, and accessories galore! Boxes for most everything. You will need to spend time looking and packaging and matching. The train is on the 3rd level, so stairs.
Antique and Vintage Christmas Décor. Closets and attic alcoves & basement packed with genuine vintage Christmas ornaments and decor.
Antique Victorian, Deco, and Craftsman Furniture. Fantastic high-quality wood furniture ranging from the mid 1800s onward. Highlights include a fantastic antique claw foot table with large glass ball feet, and a cast iron or steel based wood table with decorative metal legs marked "Edwards & Co. Liverpool" (which is attributed to the John Edwards & Co Shipping company of U.K. England, which operated roughly from the mid 1800s to the early 1900s).
Tools and Parts. Boxes of hand tools, power tools, and many tools associated with the repair and maintenance of antiques.
Outdoor Décor, Furniture, and Yard Tools. Many beautiful glazed ceramic pots and planters, benches, statues, and other outdoor décor items.
***A Note on Condition*** Due to unfortunate personal circumstances, the home and all items inside accumulated a lot of dust/cobwebs in recent years, and from mid-2020 to the end of 2022 smoking did occur inside the home. We did our best to clean items ahead of the sale, but wanted buyers to be aware.

Note! Please be ready to pack and box all your items. Be aware this is a large home, basement to attic, yard and grounds. We cannot help you move or take apart furniture. We cannot help you wrap and box up your treasures. Note there are stairs into the house and between all floors.
