We are B&D Estate Sales, LLC a Dayton, Ohio Estate Sale Company.  We understand you can’t keep it all, our goal is to have “No Estate Left Behind”.  We want to find you or your loved one’s cherished possessions a new home so they are never forgotten. A little bit about us and our services:

B & D Estate Sales LLC is owned and operated by Demi Fair and Byron Caldwell. Individually, we have each worked in retail and customer service for over fifteen years. With our unique talents and skills, we decided to start focusing our efforts on our passion for Estate Sales.  We specialize in offering Estate/ Downsizing Sales in Dayton, Ohio and surrounding areas.

A brief breakdown of how our services work:

Step 1- We will meet with you at the home intended for the estate sale and provide a free consultation. At this time, we can get an idea of the items you have to sell, while gaining the pleasure of getting to know you. Together, we will then decide if an Estate Sale is the best plan of action for you.

Step 2- Contract and Fees: We work on commission, so we will put forth 110% to get you the most money possible. We take a 35% commission off the total sales (when sale is held in the home). Fees vary for items moved off-site. No upfront fees are required for our services. Trash/Dump fees may apply if there are items that can not be sold or donated that must be removed. At this time we will agree upon a set date for your sale.

Step 3- We come in to sort, organize, and tag all your items for sale. You would be amazed at what sells, so don’t worry about cleaning anything out that you don’t want ahead of time!

Step 4- We will advertise through Dayton Daily News, other surrounding newspapers, Facebook, gsalr,, Craigslist, estate and, our customer mailing list and our website about your sale. We charge a $100 fee to cover advertising which will be deducted from the final sales amount.

Step 5- On the agreed upon date we host a two day sale out of the home. Typical sale times are 9 a.m. to 4 p.m. After the sale, leftover items will be donated to a charitable organization, and we will provide you with an itemized tax deductible receipt.

In the end, you will have everything taken care of without the muss and fuss of doing it yourself. The set-up process takes approximately 2-3 weeks depending on the size and contents of the home. You will receive all final paperwork, tax deductible receipt and check within 5-7 business days. REFERENCES AVAILABLE UPON REQUEST. You can read what others have said here.

Like the Chuck Hamlin family, we had no prior experience with an estate sale and had never even been to one. My wife and I are long time antique lovers and collectors and were downsizing to a 1-story home. The thought of deciding what to keep versus sell was a daunting one and the process was even harder. But that was where the torture ended.

We were advised by many friends that collectibles and antiques sold better via estate sales than auctions plus estate sales have the added bonus of doing all the organizing, cataloging, pricing and selling for you, as well as the cleanup afterwards. They were right on all counts!!! Auctions usually leave the sellers with a lot of cleanup and removal work, not to mention wear and tear of property. And auctions typically sell many items rapidly and in large lots. My wife and I were physically and emotionally exhausted from the process of deciding what to keep -vs- sell, so when we made our decision to go with B&D Estate Sales we had nothing more to do.

Their no pressure approach plus the smile they wore on their faces through all the work they did made it so much easier to part with so many of the items we had cherished for 25-40 years. We interviewed 4 other Estate Sale firms and even though B&D was not the largest or most experienced, we are sure we made the right choice. They showed by their hard work and exceptional planning/organizing skills that we had put our trust in the right people. They answered our many questions and kept us informed via emails and phone calls through every step of the 3-week preparation, sale, and cleanup process. The 2-day sale was promoted through many forms of advertising and conducted in a professional manner. The finished report of the items sold and their prices was both timely and detailed. The unsold items were swiftly packed up and removed for donation to a local charity who worked with Byron and Demi to provide us a comprehensive and detailed list of donated items and the proper tax forms for claiming income tax deductions.

Byron swept and vacuumed all 3 floors of our house as well as our 2+ car garage to ensure it was ready to be turned over to the new owners. Our house was a civil war-era structure with wood floors, old plaster walls, and steep stairs. One of the best services Demi, Byron, and Rob provided was protection of all these as they moved and organized our sale items all through the house and the way they continued this protection during the sale with troops of people moving through the rooms and carrying things up and down stairs and out the door. Their surveillance was thorough and the care they exhibited was as if they were protecting their own house and belongings. The proceeds from our sale were higher than estimated and more than covered our moving expenses. And the value placed on the donated goods was a nice extra bonus that we will enjoy at tax filing time. B&D estates worked very hard for us and we highly recommend them to you.

If you have never have had to be involved in an estate sale - consider yourself lucky. For me and my family, we found the process both physically demanding and emotionally exhausting.

Our journey began by Selecting B&D estates to liquidate our family belongings that have been a part of our family home for more than half a century.

The no pressure Approach of both Demi and Byron Helped us prepare for our estate sale. Even though B&D may not be the largest or most experienced, I feel they worked hard to earn our business and our trust. While keeping in touch through emails, text messages, and phone calls we were informed of every step of the sale. The 2-day sale was promoted through many forms of advertising and conducted professional manner.

In the end, we have many of our heirlooms which will stay in our family for generations to come as well money generated from the sale of remaining household items. The finished report was both timely and detailed from the proceeds of the items sold. The unsold items were then swiftly packed up and cleared out of the home for donation to a local charity. We received a list of donated items and the proper tax forms for use in text deductions. The home was quickly swept and vacuumed and ready to be turned over to the new owners.B&D estates worked hard for our family and I'm sure they would work hard for yours as well!
