We take the old fashioned approach to all sales we do. We thoroughly sort all items in the home, taking care to make sure that any and all personal and or family items are promptly returned to our seller. (including anything with a name or address for security reasons). We always find those unique items that we are sure should not be sold. We would rather have those items in the loving hands they truly belong to than make a sale. With us, it is about a relationship. We don't advertise our services anywhere except for this site. 95% of our business is referral... That says more than any any advertising we could do. We don't care how many sales we do. We care how many QUALITY sales we do, and how what we do affects our client, their family, and their neighborhood. We are the only company that we know of that encourages you to come and go as you please during our set-up. We always have questions regarding items. The more information we have, the better we can serve you. Should you decide that an item you left behind should have been taken, we encourage you to take it. You are always welcome to attend the sale, and we contact you daily with sales totals.
We set up your sale using our supplied tables and tablecloths. We take great care with floors, counter tops, doorways, and faux finishes. We cover them with heavy duty rosin paper for protection. We will mask carpet as directed. If we decide that booties should be worn to protect the carpet and floors, we provide them at no cost to you. We tag furniture with clear easy to read descriptions and pricing on large tags. All clothing is individually tagged and priced using the same tagging system stores use [tags cannot be switched]. All other items in the home are "gun" tagged for clarity. We research your items to insure proper pricing. We price your items to sell. We do not inflate the prices and hope it will sell on 1/2 price day. Usually, we clear the property of 90% or better for our clients during their sale. We also supply all signage for the sale.
We firmly believe in the golden rule and we treat every sale as if it were our own. We take great pride in offering you services that no other company in the Kansas City area will offer you...Should you have more valuable or very high end items, we use our network of dealers, designers, and collectors to pre-sell them before your sale for a much better price. We run a FULL 3 DAY SALE, and if there is a substantial amount still available, we will run another discount day or two. We will also after sell your items that do not sell during the general sale using various outlets. Or, if you prefer your items can be donated. If we oversee a donation for you, we take photos and supply you with those photos on a disc, a valuation of the items donated prepared by us, and a receipt from the 401-K approved charity for tax purposes. This gives you more for your property than most. All of this service is AT NO FURTHER COST TO YOU THAN OUR STANDARD FEE. (Ask anyone else in the KC area if they will do that!)
Advertising: We use estatesales.net, Craigslist under "garage and estate sales" as well as sub categories: furniture, clothing, electronics, etc. this aids us in helping the public find the items you have for sale. We use the Kansas City Star and/or local paper as well. We like to do a full 3 day true old fashioned Estate Sale and not a quickie liquidation, thus resulting in more sales (and it doesn't cost you any more!). After your sale, the remaining items will be disposed of in a manner that is best for you. For some clients, a tax write off is best. For some, cash is best. Be assured that we will take care of every item per your instructions.
We take care of all the details from city permits to parking. We mark all steps and doorways with clear easy to read signage as well as placing marking tape on the edge of ALL stairs, doorways, and uneven floors. This helps protect our buyers from accidents as well as our client and ourselves from potential claims. We are insured for your protection as well as ours.
When we leave your home, we leave it clean and neat. We wipe off all counters, sweep and mop the floors, and vacuum all carpets. The garage, unfinished basement areas, porches, decks, and sidewalks are all swept as well. We do a walk thru with you and complete settlement within 5 days of the end of the sale.
